CTPark Dresden Nord: CTP realizes over 31,000 m² of modern commercial space

CTP, Europe's largest listed owner, developer and portfolio holder of logistics and industrial properties, is starting the development of CTPark Dresden Nord in Ottendorf-Okrilla, near the Saxon state capital. For the modern business park with around 31,300 m² of usable space, the company has acquired a plot of land of around 78,000 m², on which it is building four buildings with a total of around 23,900 m² of hall space and over 4,000 m² of office space. The areas can be divided into 16 flexible usage units with a height of 8.50 to 10.50 m UKB and are designed primarily to meet the needs of companies from the light industrial, technology-oriented manufacturing, pre-production and classic supply sectors. This makes CTPark Dresden Nord particularly suitable for users from the manufacturing, manufacturing, pre- and final assembly and production-supporting services segments. Adaptations of the areas are possible at individual user request. After its completion, the park will have at least 164 parking spaces.

 

The CTPark is being built in the convenient industrial area of the municipality of Ottendorf-Okrilla, which borders Dresden to the north. Two junctions to the A4 motorway are located in the immediate vicinity of the area, and it is also connected to public transport via a bus connection. Among other things, the park is particularly suitable for supplier companies to semiconductor production ESMC in Dresden.

Since many logistics companies are based in our industrial park, the development of the area by CTP with the main industry of production and assembly is a refreshing change. In addition, we welcome it at any time when new jobs are created and international companies repeatedly decide to locate in Ottendorf-Okrilla," comments Rico Pfeiffer, Mayor of the municipality of Ottendorf-Okrilla.

 

For fossil-free energy generation, the roof of the park will be equipped with a photovoltaic system. Other sustainability measures of the development include wellbeing areas for employees as well as extensive and attractive green spaces. As with all new construction projects, CTP is aiming for DGNB Gold certification for the park.

The units can be adapted to individual user requirements. In addition, in accordance with our corporate philosophy, we remain the owner of the land and thus bear responsibility for the properties and their surroundings. This allows our users to concentrate fully on their core business," says Timo Hielscher, Managing Director M&A at CTP Germany.

 

Preparations for the building application are currently underway. Construction is expected to start in the first quarter of 2026, with completion and commissioning of the first units planned for the end of 2026/beginning of 2027.
