Wuppertal, 4 March 2024 - CTP, Europe's largest listed developer, portfolio holder and manager of industrial and logistics properties by lettable area, has announced a new project: the former Saint Gobain industrial site at Jülicher Strasse 495 in Aachen is to be completely redeveloped into a modern commercial and residential complex. The "CTPark Aachen" will not only characterise the economic landscape in the region, but will also set the latest standards in terms of sustainability and progress.

The project, which is being developed on a site area of 43,896 m², comprises a total area of 21,150 m², including 20,530 m² for production and commercial space and 620 m² for office space. In addition, the site offers 7,000 m² of open space that can be used for various purposes. During the planning phase, the hall and office space will be offered for interim letting in order to ensure efficient utilisation of the site throughout.

Phillip Roßbiegalle, Development Director, CTP Germany, comments: "The former industrial site, which was once used by Saint Gobain for production purposes, is undergoing a comprehensive revitalisation. This includes the demolition and new construction of hall and office space in order to fully meet contemporary fire protection and energy efficiency requirements. Our aim is to create a versatile park with commercial, office, laboratory, residential and catering space in line with a utilisation concept drawn up by the city."

The transformation of the industrial site is to be carried out in close cooperation with the municipality and contribute to the development and economic promotion of the city of Aachen. The partners are focussing on sustainability and innovation. Specifically, the planned measures include certification in accordance with the DGNB standard, the installation of photovoltaic systems for energy generation, rainwater collection systems, green roofs, charging facilities for electric vehicles, the use of daylight and noise-compensating building elements. Facilities for employees with special needs and nature conservation measures such as wildflower meadows, natural ponds and nesting boxes are also planned.

Timo Hielscher, Managing Director Business Development, CTP Germany, adds: "The CTPark Aachen project is an exciting venture that will not only drive economic development in the region, but also fulfils modern sustainability standards and promises creative building designs. We look forward to working with the City of Aachen and our future tenants to make this ambitious project a success."

While the planning phase for the site is progressing rapidly, interim letting of the existing halls and office space has already begun. The outstanding location of CTPark Aachen, in a major technology centre with excellent transport links, further underlines the attractiveness of this project for potential tenants from various sectors.

The local authority welcomes the revitalisation of the old industrial site on Jülicherstrasse and is pleased about the constructive cooperation with CTP, as can be seen from the discussions with the economic development department and the urban planning and development department of the City of Aachen. Throughout all planning and realisation phases, she emphasises the close coordination with all stakeholders involved and CTP's commitment to the successful and sustainable realisation of this ambitious project.
