
Alpha Industrial supports structural change in the Rhine-Ruhr metropolitan region with almost 50,000 m² of new commercial space
- Redensification in the Alpha Industrial Bergheim business park: In the first step, three different small-scale halls will be built on the 178,000 m² site
- Construction work started on the first fully let commercial property
- Commercial complex with divisible 35,000 m² planned
- In addition to the connection to the A4 and A61, users will benefit from a new connection to Cologne from 2026
Bergheim, November 25, 2025 – Alpha Industrial is creating new space in the Rhine-Ruhr metropolitan region. In the coming years, the family office will develop a total of almost 50,000 m² of commercial space on a 178,000 m² site in the Alpha Industrial Bergheim business park near the A61 and A4 motorways. Alpha Industrial is investing around 30 million euros for this purpose, of which almost 4 million euros alone will be invested in the infrastructure measures of the existing properties and in the construction of a new boiler house.
In the completely fenced and video-monitored Alpha Industrial Gewerbepark Bergheim, about 70 companies have settled to date, employing over 480 people. In the first step, three new commercial buildings will be built on the 98,000 m² sealed area of the existing park, which is sealed with green spaces. When completed, they will offer a total of 8,000 m² of space for offices, warehouses, production and workshops as well as for sports and leisure activities.
"With this investment, we are using existing resources and creating modern commercial space. In this way, we are supporting structural change in the region," comments Ulrich Wörner, Managing Director of Alpha Industrial.
"In the Alpha Industrial Bergheim business park, we are building a good mix of attractive buildings for different target groups with a contemporary floor plan and future-oriented technology," adds Maximilian Höhle, Senior Park Manager at Alpha Industrial.
Construction work on the first new building began at the beginning of October 2025. The 10-metre-high property with a total of 1,150 m² of usable space is fully let on a long-term basis. The first tenant is the event agency JP Gastro GmbH, which uses a unit for its street food catering segment and is already an existing tenant in the Alpha Industrial Gewerbepark Bergheim. The second tenant, the Berkele company, comes from the neighboring industrial park.
Wilfried Thelen, Managing Director of Berkele GmbH, says: "The new hall in the Bergheim industrial park is the ideal location for us and gives us the opportunity to take our expansive company to a new level."
"Due to the partnership with Alpha Industrial over the past few years, we have decided to take the next step in the company's expansion in the Bergheim industrial park," reports Jan-Philipp Klinger, Managing Director of JP GASTRO GmbH.
Alpha Industrial has commissioned the general contractor GEWerk with the construction work. Completion is scheduled for February/March 2026.

This project is an important milestone for the region and we are proud to contribute our experience and commitment to its successful implementation."
The other two halls are to be built gradually and completed by March 2027. Hall 4 offers a total area of approx. 6,000 m², it is equipped with a dock leveller and 21 ground-level deliveries and can be divided from 250 m². Hall 8b has a usable area of 1,600 m². Like the entire park with its current 15 existing properties, the three planned halls will also be connected to the new local heating network. They are heated with hot air generators via the new biomass heating system.
In this context, Alpha Industrial is planning a 14-metre-high commercial complex embedded in the business park, adapted to the surrounding area, with a total of 35,000 m² of divisible space on the remaining 80,000 m² of land. For this purpose, the project developer will submit the building application before the end of this year. This property is being built on a revitalised, formerly sealed area. Upon completion, two hall units will each offer 10,000 m² and three hall units will offer 5,000 m² each. One of the 5,000-seat halls can also be divided from a size of 2,500 m². This building complex will be developed independently of the rest of the park in terms of the future supply of heat, electricity, water/sewage as well as telecommunications and internet.
The Alpha Industrial Business Park Bergheim is well connected to the A61 motorway (distance 4 km) and further on to the A4 and A44. From 2026, users will benefit from a new section of the district road between Bergheim-Kenten and Oberaussem, which will significantly reduce travel time overland to the west of Cologne.
The family office Alpha Industrial acquired the Bergheim industrial park (Zum Frenser Feld 1) in 2019, currently maintains a portfolio of almost 50,000 m² of hall space and has made the new buildings ready for construction in recent years.
To this end, the entire infrastructure of the area has been and is being comprehensively restructured and upgraded. These include a modern fibre-optic network, a new biomass plant and a new energy-efficient electricity infrastructure.
