
Topping-out ceremony: Panattoni and Elsen Logistik celebrate completion of the shell at Panattoni Park Ansbach
Panattoni, the leading project developer for industrial and logistics properties in Europe, celebrated the topping-out ceremony at Panattoni Park in Ansbach on 19 April 2023 together with the future user Elsen Logistik GmbH. The celebrations were attended by the Lord Mayor of Ansbach, Thomas Deffner, and other representatives of the city and the companies Elsen Logistik, Goldbeck and Panattoni.

Owner-managed and internationally active Elsen Logistik GmbH, headquartered in Wittlich, Rhineland-Palatinate, is a full-service logistics provider. Its services range from simple to complex production logistics processes as well as operational activities such as transport. In order to expand its existing warehouse capacities in Nuremberg, the company is renting the entire Panattoni Park Ansbach with a usable area of around 33,500 m², spread over three units. This includes approx. 29,500 m² of warehouse space, 1,300 m² of office space and 2,500 m² of mezzanine space. The logistics service provider intends to use the new space for the storage and order picking of various goods.
Ralf Sauerborn, Managing Director of Elsen Logistik GmbH, comments as follows: "By moving into Panattoni Park Ansbach, we are creating additional storage capacity in the immediate vicinity of our Nuremberg branch. Although our initial plan only envisaged renting around 22,300 m² of space, we then decided to rent the entire park as we received numerous enquiries from the region. The reason for this is the tense market situation, caused by a high demand for space on the one hand and a lack of available logistics space on the other. We would like to thank Panattoni for the additional space they have made available."
Panattoni Park Ansbach is centrally located in southern Germany, in the immediate vicinity of the city of Nuremberg, and has direct access to the A6 motorway and the B13. The establishment of Elsen Logistik GmbH has reduced the expected traffic of 350 lorries per day to 50 lorries per day.
As part of the project development, Panattoni is revitalising the approximately 67,400 m² former Thermoselect site. The brownfield site was built around the turn of the millennium for a waste incineration plant that never went into operation. Most recently, the site lay derelict for around two decades without any use and therefore required extensive demolition work. The project developer took over the site from Kernstock Grundstücks- und Projektentwicklung, which was responsible for the site consolidation, demolition and the fully completed land-use planning procedure. In realising the new space, Panattoni is focusing on sustainable subsequent use and third-party usability. The modern logistics property is therefore being built in accordance with the high sustainability standards of the Panattoni Green Building concept and is characterised by a photovoltaic system and construction in accordance with the BEG 55 standard. Certification with the DGNB gold standard is also being sought.
"The development of the Panattoni Park and the associated establishment of Elsen Logistik is a good development for Ansbach as a business location. It should be emphasised that the Thermoselect site, which has been derelict for a long time, has been put to a new use and jobs have been created as a result," commented Thomas Deffner, Mayor of Ansbach, on the project.

Construction work started in October 2022, with Panattoni planning to complete the project in mid-August 2023.
The future user Elsen Logistik was brokered by property specialist Realogis.
