Starting signal in Rottenburg: Panattoni and Dachser celebrate ground-breaking ceremony

Panattoni, the leading project developer for industrial and logistics properties in Europe, celebrated the ground-breaking ceremony for a further distribution centre for the logistics service provider in Rottenburg am Neckar, Baden-Württemberg, together with Dachser on 9 February 2023. In addition to representatives from Dachser and Panattoni, including those involved in the project, the mayor of Rottenburg took part in the celebrations.

The customised build-to-suit (BTS) property is the eighth development that Panattoni has realised together with Dachser. Dachser, a family-owned company headquartered in Kempten, Bavaria, is an international logistics service provider that offers its customers transport logistics, warehousing and customised services in the Road Logistics and Air & Sea Logistics business segments. The logistics service provider is building an additional distribution centre for the storage of various customer-specific products at its Rottenburg site.

Dachser is moving into around 13,000 m² of floor space in Rottenburg, spread over 11,306 m² of warehouse space and 1,542 m² of office and social space. In order to be able to store chilled food, a unit is prepared for cooling to 12 to 14 degrees Celsius. The height of the hall is 12 metres below ground level. The outdoor areas also provide users with 64 car parking spaces and around 70 parking spaces for loading containers and lorries.

"By expanding our branch with the additional warehouse, we are responding to the high demand from the local economy for storage space and corresponding services as well as closely interlinked distribution in Germany and Europe. This enables us to offer our existing customers in the region an extended range of services and also to be a strategically important and forward-looking partner for new customers. In Panattoni, we have a development partner who knows Dachser's requirements and fulfils them perfectly," comments Marco Geiger, Branch Manager of Dachser in Rottenburg, on the ground-breaking ceremony.

The new distribution centre is being built on a 30,000 m² site adjacent to Dachser's Rottenburg branch and has a direct connection to the A81 motorway and the B28 federal road. A connecting road is planned between the existing property and the new building to relieve the strain on public transport.

Stephan Neher, Mayor of Rottenburg am Neckar, explains: "Rottenburg is characterised by its good location and infrastructure as an ideal business location. Situated in the centre of Baden-Württemberg, the city guarantees short distances both regionally and nationally. Thanks to its close proximity to the University of Tübingen, there is also a large local supply of highly qualified specialists. Dachser has recognised the potential of our region and is expanding its branch with a new facility with the help of the developer Panattoni."

In the interests of resource-conserving and sustainable development, Panattoni is aiming for DGNB Gold certification for the building. To achieve this, the developer is planning to install a photovoltaic system on the roof of the hall. In addition, several electric car and lorry charging stations will be installed on the site to take account of the energy transition.

With today's ground-breaking ceremony, we have reached an important milestone in the realisation of the new distribution centre. The developer plans to complete the project at the end of August 2023.
