
Prologis starts construction of brownfield project in Dortmund
The first construction phase of the 130,000 square metre logistics, commercial and light industrial park includes photovoltaic systems with a capacity of 4.3 MWp.

Düsseldorf / Dortmund, May 20, 2026 – Prologis is starting the first construction phase of Prologis Park Dortmund DC4WARD in Dortmund-Dorstfeld. This marks the beginning of the implementation of what is currently the company's largest development project in Germany, with which Prologis is further expanding its presence in the Ruhr region. A logistics, commercial and light industrial park with a total of around 130,000 square metres of building space is being built on the former industrial site, which covers around 278,000 square metres. Completion is scheduled for 2028.
The first construction phase comprises two properties with seven units and a total of around 62,000 square metres of building space. This is expected to be completed in the first half of 2027. In the course of this, photovoltaic systems with a total capacity of 4.3 MWp will be implemented. A further expansion on the roof surfaces of the buildings, which are being built in construction phases two and three, is planned. The buildings are designed for all-electric operation; Prologis is aiming for DGNB Platinum certification for the new buildings.
A total of four logistics buildings with up to 11 units and three commercial and light industrial buildings with a further 11 units are being built on the historic brownfield site. The units range from around 2,000 to more than 10,000 square meters and thus offer space for larger users as well as smaller local and regional companies. The combination of different building types, flexibly divisible units and a building structure designed for long-term use enables different operational concepts. As a result, the park meets different requirements, such as companies in the automotive, pharmaceutical, healthcare, food, technology and e-commerce sectors.
Limited supply and high demand in the Rhine-Ruhr region
In Dortmund and the entire Rhine-Ruhr region, the supply of modern, well-located commercial properties is still limited. Building land is scarce and development opportunities are increasingly limited. At the same time, companies continue to look for well-connected locations that enable logistics, light industry and commercial activities close to customers, employees and regional transport infrastructure.

The location in Dortmund-Dorstfeld is close to the A40, A45 and A2 motorways and is therefore ideally connected to the entire transport network of the Rhine-Ruhr region, including regional airports and inland ports. This makes it suitable for regional, national and cross-border distribution. In addition, the facility is easily accessible for employees by public transport.

Sustainability and quality of stay as part of the location concept
The project is an example of the role sustainability plays in the revitalization of former industrial sites and the development of modern logistics and commercial locations. Prologis Park Dortmund DC4WARD combines CO₂ reduction in construction and operation with ecological design and quality of life for employees. Energy-efficient and all-electric buildings that do not require fossil fuels to operate, heat pumps and on-site solar power help to reduce energy demand and CO₂ emissions in operation. Charging infrastructure for electric vehicles and e-bikes complements the location concept.
During construction, Prologis takes into account resource consumption and building-related emissions, including through life cycle assessments, recycled and CO₂-reduced materials, and the reuse of suitable dismantling materials, including as backfill material.
Green roofs and a central park are essential components of the project and combine ecological functions with quality of stay: They are intended to support biodiversity on the site, create retreat and recreation areas for employees and improve the integration of the business park into its surroundings.
