
Prologis develops European central warehouse for Yusen Logistics (Deutschland) GmbH in Bottrop
Prologis is planning an extensive brownfield project in Bottrop: the company is developing a sustainable, approximately 57,200 square metre logistics facility with two properties for the future user, the Japanese logistics service provider Yusen Logistics (Deutschland) GmbH. The brownfield site was previously used by a steel production company.
Yusen Logistics (Deutschland) GmbH will use the property in Bottrop as a new European central warehouse for an international customer with growth requirements. The central location of the site also offers an excellent opportunity to recruit employees. At the same time, the location's good transport links not only facilitate day-to-day operations, but also support efficient supply chains.

Prologis is delighted to have the opportunity to work with Yusen Logistics on the ambitious brownfield project. "We currently have several active lease agreements with the customer - including locations in Germany, for example in Hamburg-Hausbruch and Alzenau."
A project with a history
Prologis acquired the property from the previous user in 2020 as part of a sale-leaseback acquisition. Prologis used the leaseback period to prepare and submit the building application, which was approved in June 2023. The consulting firm Colliers International Deutschland GmbH acted as broker.
"The sale-leaseback acquisition was an ideal interim solution for both the previous owner and for us until the demolition of the five-decade-old property," says Björn Thiemann, Senior Vice President, Regional Head Northern Europe at Prologis. "We are now looking forward to starting construction work on this ambitious project shortly."
After the previous owner moved out of the property in October 2022, demolition work began in February 2023 and was carried out by general contractor Goldbeck International. Two unexploded bombs were discovered. One was defused and the other was detonated in a controlled manner on the site. In addition, the northern part of the site was cleared in compliance with the strictest official requirements. Construction work will start in November 2023, with completion scheduled for the end of November 2024 so that Yusen Logistics (Deutschland) GmbH can move in in December 2024.
A flagship sustainability project
Sustainability is a key focus in the development of the property and offers many advantages for the neighbouring businesses. One of these is the renewal of the drainage system. This will prevent seepage on the former industrial site in future, which will also improve the drainage of Braker Strasse. In future, this will no longer be flooded during heavy rainfall, as was often the case in the past.
Sustainability and other aspects of the project include
- The building will be constructed to the BEG-40 standard and in accordance with the criteria of the international WELL Building Gold standard. DGNB Platinum certification is also being sought.
- Energy: The property will be heated with heat pumps, in line with Prologis' strategy of increasingly developing gas-independent properties, so-called all-electric buildings. Solar panels are to be installed on the roofs of both property units, which Yusen Logistics (Deutschland) GmbH can use to obtain electricity. The photovoltaic system is expected to generate more energy than the customer needs for its operations.
- CO2 emissions: The project, which relies exclusively on sustainable supply solutions, is also planned to save more than 7,000 tonnes of CO2 annually.
- Electric charging stations: Ten per cent of the car parking spaces and half of the bicycle parking spaces will have electric charging stations. Empty conduits for future upgrades will be laid as part of the construction work.
- Accessibility: Barrier-free access to the property is possible via lifts, among other things.
- Native plants: 170 new native trees will be planted on the building site, significantly enhancing the area as the new plants will replace the Japanese knotweed that used to proliferate there.
- Habitat for wildlife: As part of the demolition work, Prologis has created a replacement habitat for the buzzard on the neighbouring site and hung up nesting baskets.
- Greening: The façades will be greened, as will the main entrance and the mezzanine level within the building in two of the six units. A bee hotel protects insects from predators and the weather.

Local institution remains in place
In keeping with Prologis' Parklife concept of offering people inside and outside logistics parks more than just storage space, the snack bar that has been operating on the site for around 40 years will remain. The long-standing operator will continue to run the business. The snack bar will offer its food both to employees at the logistics park and to external customers. There will also be an outdoor gym, table tennis tables and seating on the site, which can be used by our customer's employees.
