
Prologis continues to grow in the Ruhr region: Start of construction for sustainable logistics facility in Herne
Düsseldorf / Herne, April 17, 2026 – With a ceremonial laying of the foundation stone, Prologis today started the construction of a logistics facility in Herne with two buildings that together cover around 20,500 square meters. The project is being built on a 36,400 square metre brownfield site that has been unused since 2020 and is scheduled for completion at the end of 2026. In addition to Prologis, the laying of the foundation stone was also attended by the Lord Mayor of Herne, Dr. Frank Dudda, and representatives of the Herne Economic Development Agency.

In well-connected locations, available commercial and industrial space is scarce. With the project in Herne, Prologis is therefore putting a fallow area back to commercial use and creating new capacities in a sought-after market. Modern logistics areas are an important building block for functioning supply chains, the supply of companies and households as well as the further development of existing business locations.
"With Prologis' investment, a modern logistics center is being built on a traditional commercial site that has been fallow for years. This is another important impulse for Herne as a business location. At the same time, the logistics area being created here makes a significant contribution to the stability of supply chains in an uncertain world and to the supply of companies and citizens - and in a sustainable and resource-saving way," says Mayor Dr. Frank Dudda, pleased with the realization of the project.
The logistics facility meets high sustainability standards
The project in Herne was designed with high standards of ecological sustainability and employee well-being in mind. Prologis is aiming for platinum certification from the German Sustainable Building Council (DGNB) for the buildings, which can be divided into three units, based on not only energy-efficient use, but also the reduction of embodied carbon and the consideration of circular economy principles. Among other things, steel with a reduced CO₂ footprint is used for the roof construction and CO₂-reduced concrete for the floor slab. This is intended to reduce material-related emissions in construction and facilitate the subsequent reuse of resources.
A green roof and a photovoltaic system with 1 MW are part of the site's energy concept. They support energy-efficient building use, create access to renewable energy and can reduce the energy costs of future users. In addition, Prologis is creating the infrastructure for charging stations for electric cars of future employees as well as delivery vehicles and trucks, thus providing the prerequisites for the use of electrified vehicle fleets.
The two buildings can be used flexibly and are suitable for both multi-user concepts and customer-specific solutions. Prologis is already in talks with potential customers for the space.
Location in a sought-after location in the Ruhr area
"In well-connected locations in the Ruhr area, available space is scarce. At the same time, demand for modern logistics space remains high – especially where companies need to be close to customers, workers and transport axes," says René Faber, Director Capital Deployment at Prologis. "The project in Herne will make a derelict industrial site usable again – for companies from different industries and with different requirements."
The site on the A43 has a direct connection to the A2 motorway, which runs from the Netherlands to Eastern Europe. Dortmund Airport is about 35 kilometres away. The Ruhr region with around 5.1 million inhabitants is one of Germany's most sought-after and at the same time scarce logistics markets. The dense infrastructure with motorways, rail, airports and inland ports creates short distances to important sales and procurement markets and makes the region attractive for industry, trade and logistics. This is precisely why the revitalisation of existing areas is gaining in importance.
Prologis is currently represented in the Ruhr area with various projects and properties, including locations in Dortmund, Herten, Herne, Bottrop and Datteln. With the project in Herne, Prologis is further expanding its presence in the Ruhr region. Nearby, the company in Dortmund is currently converting a 278,000 square metre brownfield into an urban logistics and business park.
