Panattoni realises first project in Austria

Panattoni, the leading project developer for commercial property in Europe, announces the purchase of a property for the development of a technology and business park with a focus on the local economy in Leibnitz and Styria. This is the first time the developer has realised a project in Austria. Completion of the first areas is planned for Q4 2023, with overall completion scheduled for Q2 2024.

Panattoni Park Graz Süd is being built without pre-letting on a 100,000 m² site in Hasendorf in the market town of Wagna, southern Styria. Potential users will soon have 48,000 m² of usable space and 7,200 m² of office and social space at their disposal. In order to offer up to 400 potential employees an attractive workplace, a kiosk, a bus connection on the site and car parking spaces with natural shading and e-charging facilities will be created in the outdoor area. Panattoni is prioritising a high level of third-party usability for various user groups in the development and is focusing primarily on the industries located in the region, such as automotive, high-tech, food and pharmaceuticals.

The new building is being constructed in one of the up-and-coming economic regions in Austria along the Graz-Maribor axis and is in an excellent location not only due to its geopolitical position in the centre of Europe, in close proximity to the growth markets in Central and Eastern Europe, but also due to its direct connection to the A9 motorway.

In the interests of sustainable and resource-conserving development, Panattoni is aiming for certification to the DGNB gold standard for the construction of the building. To this end, the project developer is planning to install a photovoltaic system and green the roof surfaces and façade. In order to also take account of the energy transition, a biomass power plant will be built on the site as an alternative to conventional gas-fired heating. Panattoni is also focussing on local value creation and is awarding contracts to local companies based in southern Styria as part of the construction of the approximately 60 million euro project.

A technology park is being created in our municipality that is forward-looking, sustainable, energy-efficient and green, and will certainly have a strong influence on the industrial building culture of the region. The market town of Wagna is pleased and proud of this settlement."

Construction work on Panattoni Park Graz Süd will start in March 2023, with the first areas scheduled for completion in Q4 2023. The developer ultimately plans for overall completion in Q2 2024.

CBRE and Schlager Immobilien have been commissioned with the marketing.
