Panattoni and Kühne+Nagel celebrate topping-out ceremony

Panattoni, the leading project developer for industrial and logistics properties in Europe, celebrated the topping-out ceremony for a new logistics centre in Wittenburg, Mecklenburg-Vorpommern, together with the future user, Kühne+Nagel, on 4 July 2023. The celebrations were attended by Reinhard Meyer, Minister of Economics, Infrastructure, Tourism and Labour of the state of Mecklenburg-Vorpommern, Christian Greger, Mayor of Wittenburg, Tobias Jerschke, Chairman of the Management Board of Kuehne+Nagel in Germany, and other representatives of Kuehne+Nagel and Panattoni.

The new logistics centre will be constructed as a user-specific build-to-suit (BTS) property and is scheduled for completion at the end of the year. With a hall height of 12.20 m UKB, it has a total usable area of around 36,500 m². Of this, approx. 21,000 m² is warehouse/technical space, 1,150 m² is office/social space, 1,800 m² is warehouse mezzanine space and 2,500 m² is open-air storage space. The property will be equipped with a WGK film (water hazard class) and a hazardous materials room. The outdoor area offers parking spaces for 100 cars as well as extensive green and equalisation areas. Kuehne+Nagel, one of the world's leading logistics companies, plans to use the new logistics centre as a global spare parts warehouse for a leading company in the field of renewable energies. In addition to supplying customers worldwide, unloading, incoming goods inspection, storage, inventory management, picking, packing, loading and other additional services are to be carried out in Wittenburg in future. Panattoni is making an additional 10,000 m² of expansion space available for further growth.

During project development, Panattoni is focussing in particular on the aspect of sustainability and is aiming for DGNB Gold certification for the property. The extensive sustainability measures that the developer is implementing in coordination with Kuehne+Nagel include the installation of green roofs, air-to-water heat pumps for the office and social areas and an intelligent energy management system with digital meters to optimise energy consumption. The roof of the building will also be pre-equipped for a photovoltaic system (PV). Cisterns are being built outside, and the collected rainwater can be used to flush toilets and irrigate the outdoor areas. E-charging stations also enable low-emission mobility. The sprinkler centre and smoking/bicycle shelters will be constructed using materials that can be infiltrated. Nesting boxes for bats, birds and beehives will also be installed.

Reinhard Meyer, Minister for Economic Affairs, Infrastructure, Tourism and Labour for the state of Mecklenburg-Vorpommern, said of the new Kühne+Nagel building on site: "The development of the new logistics centre for Kühne+Nagel is a positive signal for Mecklenburg-Vorpommern as a business location. Companies that locate in Mecklenburg-Vorpommern benefit in particular from excellent connections to Northern and Eastern Europe. Wittenburg is an excellent location for offering expansion opportunities."

The site with an area of around 70,800 m² on which the new logistics centre is being built was used for agricultural purposes during the GDR era. Following the implementation of demolition measures, the town of Wittenburg is developing and opening up the new "Auf der Heide" industrial estate. The site is strategically located via the A24 motorway, which links Berlin and Hamburg.

Christian Greger, Mayor of Wittenburg, says: "It won't be long now before Kuehne+Nagel can move into its new logistics centre. We in Wittenburg are delighted about the establishment and the associated development of the new logistics centre. Not only will it secure jobs, but it will also enrich the 'Auf der Heide' industrial estate, which the town of Wittenburg is currently developing and opening up."

Fred-Markus Bohne, Managing Partner for Panattoni Germany and Austria, commented on the topping-out ceremony as follows: "The completion of the shell is an important step for the project in Wittenburg. In line with Kuehne+Nagel's specifications, the generic halls have a high degree of third-party utilisation for subsequent tenants from production, light industrial and logistics. Space is also available for further growth. Last but not least, with Wittenburg we were able to find a location in a strategically favourable position for the end customer."

Construction work on the logistics centre started at the beginning of March. Panattoni expects the centre to be completed at the turn of 2023/2024. the handover to the customer and the start of operations are scheduled for 2024.
