New Panattoni Park to be built south of Berlin

Panattoni, the leading project developer for industrial and logistics properties in Europe, is realising a modern and forward-looking new construction project in Halbe, Brandenburg. The new Panattoni Park Berlin Süd II is being built without pre-letting and with a particular focus on sustainability. Completion is scheduled for the end of 2024.

The aim of the project is to develop a modern and sustainable commercial property with a high degree of flexibility and third-party usability. To this end, Panattoni is constructing two buildings on two plots with a total area of around 102,000 m², which will offer a total usable area of around 56,500 m². Of this, around 49,300 m² is hall space, 3,000 m² is office space and 4,200 m² is mezzanine space. The height of the building is 10 metres below ground level. Future tenants will have access to 14 lorry parking spaces and 211 car parking spaces in the outdoor areas.

Panattoni Park in Halbe, Brandenburg, is located in the industrial estate in the north-east of the municipality and has very good connections to the A13 motorway, the exit of which is only 2 km away and can be reached without driving through the town, as well as the L74 state road. Berlin Brandenburg Airport (BER) is less than 25 minutes away by car.

When developing the project, Panattoni is focussing in particular on the aspect of sustainability and is aiming for at least DGNB Gold certification for the property. A series of measures are planned to achieve this, such as the installation of a photovoltaic system (PV), a green roof over the mezzanine areas, smart metering, fossil-free heating of the entire building using a heat pump, the creation of a wellbeing area for employees, the use of rainwater for watering the outdoor areas and for flushing toilets, charging stations for electric cars and a natural design of the outdoor areas. In addition, the developer will equip a hall body with WGK foil (water hazard class) to enable the storage of demanding goods.

Our strong locational advantage is attractive industrial and commercial sites - such as those developed by Panattoni in Halbe. The issue of sustainability in particular is of central importance here. This fits in perfectly with the commercial space concept of the state of Brandenburg, which also focusses on this factor. We look forward to continuing our collaboration."

Panattoni plans to submit the building application in the second quarter of 2023, with construction work scheduled to start in the fourth quarter of 2023. The new building is expected to be completed in the fourth quarter of 2024.
