New contract logistics location for the RECHT Logistik Group - sustainable e-commerce logistics centre planned near Dortmund

Düsseldorf, 28 February 2023: HabackerHolding+ThielemannGroup GmbH is launching a new project in Bönen near Dortmund. Another state-of-the-art e-commerce logistics centre is being built directly on the A2 motorway on a site measuring around 43,000 square metres. In future, the property will be rented and used by RECHT Kontraktlogistik GmbH.

The InlogParc Bönen, part of the Am Mersch commercial and industrial estate, is already home to well-known companies. The site acquired by HabackerHolding+ThielemannGroup was the last available property for logistics use. "In our concept, we were not only able to impress with our sustainable development, but also demonstrate the future use of the property in very concrete terms," says Stephanie Habacker-Arndt, Managing Partner of HabackerHolding+ThielemannGroup. "That convinced the local authority."

Focus on online retail

A modern e-commerce logistics centre with two halls and a total of around 22,000 square metres will be built. Construction is scheduled to begin this March, with completion expected at the end of the first quarter of 2024.

The contract logistics division of the RECHT Logistik Group, which has eleven locations across Germany, will then commence operations in Bönen. "We are clearly focussing on online retail," explains Navid Thielemann, Partner of the RECHT Logistik Group and Managing Partner of the HabackerHolding+ThielemannGroup. "In future, commercial and industrial employees will store, customise and distribute goods for an international and leading tool manufacturer in its sector at the new site."

Sustainability starts with the development

To ensure that the property blends in perfectly with its surroundings, the property developers are aiming for the Gold Standard of the German Sustainable Building Council. Ecological features will include a roof equipped with a photovoltaic system, energy-saving LED lighting with intelligent controls and an indoor and outdoor power and charging infrastructure for electric vehicles.

"We are also building a multi-storey car park for employees and visitors to provide trucks with sufficient space on our premises and avoid congestion or parking on public roads," says Stephanie Habacker-Arndt. "We are reducing heating costs by around 20 per cent by installing solid roof insulation. We are also focussing on the use of pollutant-free materials and an office façade with an attractive wooden façade. The façade of the halls is also blended into the landscape through appropriate colouring or greenery."

RECHT Logistics Group follows the German Sustainability Code

As a future tenant and user, RECHT Kontraktlogistik GmbH is also clearly committed to sustainability: the company has undertaken to fulfil the criteria of the German Sustainability Code (DNK). Many measures are already underway: the RECHT Logistik Group is promoting the production of biogas through a strategic partnership with a biogas filling station. Many lorries in its own vehicle fleet already run on low-emission CNG (compressed natural gas) or LNG (liquefied natural gas).

RECHT Kontraktlogistik GmbH has set up an academy on site to ensure continuous training for its own employees, but is also available to job seekers or those looking to change jobs. "The academy offers various qualifications and certificate courses," says Navid Thielemann. "We are always happy to welcome new and reliable staff in all areas of logistics."

Excavations secure archaeological finds

Before the construction work starts, excavations are carried out in collaboration with the Landschaftsverband Westfalen-Lippe (LWL). The specialist archaeological company EggensteinExca GmbH, supported by the Olpe branch of LWL-Archäologie für Westfalen, is securing the archaeological finds.

This is because a settlement site dating back to around 400 BC is located around the Am Mersch area. "Among other things, several postholes were found on our property, allowing us to reconstruct the foundations of houses, as well as several graves belonging to the settlement, which will be preserved for posterity thanks to the excavations," says Stephanie Habacker-Arndt.

For the RECHT Logistik Group, Bönen is Habacker Holding's second new building in a short space of time. Last October, an e-commerce logistics centre was launched in Nettetal near Düsseldorf. "E-commerce in particular has a high demand for modern warehouse and logistics space," says Navid Thielemann. "We will soon be building more logistics properties and investing in our growth. We are already looking for additional space in North Rhine-Westphalia and southern Germany."

HabackerHolding+ThielemannGroup

HabackerHolding+ThielemannGroup GmbH develops sustainable and modern logistics properties for own use and as long-term investments. Stephanie Habacker-Arndt and Navid Thielemann are both managing partners and hold equal shares in the joint venture. This means that experienced project development meets sound logistics expertise: Stephanie Habacker-Arndt has been realising logistics and industrial properties for well-known clients throughout Germany as the owner of Habacker Holding since 2006 - and the entrepreneur Navid Thielemann bundles business activities in the logistics sector along the entire supply chain under the umbrella of the ThielemannGroup. The ThielemannGroup already employs around 500 people, who generate an annual turnover of over 400 million euros.
