
MLP Group welcomes first tenant to Business Park Vienna
The HVAC wholesaler ODÖRFER Haustechnik KG is the first tenant to move into the new MLP Business Park Vienna. The company, which is part of the GC Group Austria, will occupy a total of around 3,300 m² of state-of-the-art space in the innovative city logistics property. Handover is planned for December 2024. CBRE acted as agent together with HUMITSCH Immobilien Consulting.

The MLP Group, a developer, owner and manager of high-quality commercial, industrial and logistics parks specialising in brownfield sites, welcomes the first tenant to the MLP Business Park Vienna. The new tenant is ODÖRFER Haustechnik KG, a company of the GC Group Austria. GC Group Austria is part of GC Group International, which is represented in 17 European countries. As a wholesaler for HVAC (sanitary, heating and air conditioning technology), it offers products for the sanitary, heating, air conditioning/ventilation, electrical and installation product ranges. The company has signed a lease for 3,300 m² of state-of-the-art floor space. Of this, 2,950 m² will be used as hall space in future, with the remaining 350 m² serving as modern recreation and office space for employees. The leased space has 7 loading bays and will be handed over ready for occupancy in December of this year. CBRE acted as agent on behalf of the tenant together with HUMITSCH Immobilien Consulting.
"Logistics and commercial space is rare on the Austrian market, which is why our MLP Business Park Vienna project quickly attracted a great deal of interest. We are now delighted to have concluded the first rental agreement. We are also currently in negotiations with other interested parties, all of whom are internationally renowned companies. The innovative city logistics property impresses with its first-class location in the greater Vienna area, modern architecture and the implementation of sustainability measures at a high level," says Peter Falb, Country Manager of the MLP Group in Austria.
"At the MLP Group, we see the Austrian market as an important pillar of our expansion in Europe. In addition to the development of the MLP Business Park Vienna, two to three further urban logistics projects are planned in Austria. Our focus is on the greater Vienna area, Austria's largest and most important logistics region. The planned projects are predominantly brownfield projects aimed at revitalising former industrial sites. The prevailing market conditions remain stable, characterised by high demand and low vacancy rates. Potential tenants are looking for logistics properties that are still at an early stage of development, which puts us in a position to make new space available quickly," adds Radosław T. Krochta, CEO of the MLP Group S.A.
Once completed, the MLP Business Park Vienna will have a total usable area of around 53,600 m², spread over four buildings. Flexibly divisible units can be rented from a size of 3,100 m². The new property is therefore primarily aimed at potential users with a focus on city logistics, e-commerce and light industrial, including companies specialising in car sales, assembly and servicing. In line with its sustainability strategy, the MLP Group is aiming for at least DGNB Gold certification.
The business park is being built on a plot of around 100,000 m², around 13 km from the centre of Vienna, and has excellent connections to the S2/A23 motorway. Vienna-Schwechat Airport is also around 23 km away, and there are public bus and train connections in the immediate vicinity.
As part of its build & hold strategy, the MLP Group holds completed parks in its portfolio and manages them. All of the developer's projects are characterised by attractive locations, the use of built-to-suit solutions and tenant support throughout the entire rental period.
