
MLP Group revitalises Polytec Plastics site in Idstein
The MLP Group is planning to build a sustainable and flexibly usable business park on the former Polytec production site in the Rhine-Main metropolitan region. Complex revitalisation measures are required to reactivate the multi-level site. Construction work is scheduled to begin in early 2024.

The MLP Group, a developer, owner and manager of high-quality commercial, industrial and logistics parks specialising in brownfield sites, is developing the former Polytec Plastics site in Idstein, Hesse. Until 2020, the approximately 40,700 m² site served as a production site for plastics processor Polytec. Now a sustainable and flexibly usable business park is to be created on the derelict site. Once completed, this will comprise two new buildings with a gross floor area of around 19,700 m², including approx. 16,500 m² of logistics and service space, approx. 1,500 m² of warehouse mezzanine space and approx. 1,700 m² of office and social space, which can be expanded to up to 3,200 m². The height of the buildings is 10.20 metres. Around 33 parking spaces will be created on the outside areas, including eight parking spaces for electric vehicles. A third, approx. 4,100 m² hall in the southern part of the site will serve as a craftsmen's park in future. The speculatively constructed property is thus geared towards flexible use and will enable a wide range of users to settle here, consisting of smaller manufacturing and processing companies, light industrial trading companies with storage and service areas as well as small and medium-sized enterprises (SMEs).
The new property is being built in the "Am Wörtzgarten/Black-und-Decker-Straße" industrial estate, around 30 kilometres north-west of Frankfurt, in the Rhine-Main metropolitan region, one of the strongest economic regions in Germany. The A3 motorway, which is directly adjacent to the site, provides good connections to the Netherlands and, via Austria, to Southern and Eastern Europe. There are also several public transport stops within walking distance of the business park. The revitalisation of the derelict site requires complex cut-and-fill measures and measures to ensure slope stability due to the multi-level shape of the terrain. While two of the three existing buildings will be demolished and replaced by modern halls, the third hall in the south of the site will be renovated and converted into a craftsmen's park.
Axel Wilz, Head of the Building and Planning Office of the University City of Idstein, comments on the project as follows: "The former Polytec Plastics site has been derelict since the end of 2020. We therefore welcome the fact that the MLP Group is carrying out extensive revitalisation measures to return the site to commercial use. This will create new commercial space without further soil sealing - a good signal for Idstein as a business location, which is already appreciated by many companies from industry, trade, crafts and services."
The MLP Group is aiming for at least DGNB Gold Standard certification for the construction of the new business park and is developing it in line with its sustainability strategy. The developer is implementing extensive measures to protect the climate and environment, including an energy-efficient building envelope, natural lighting, intelligent energy control and the installation of e-charging stations. The developer is also aiming for fossil-free heating of the halls and the greening of the entire mezzanine roof area, while a photovoltaic system is planned for the remaining roof area. Modern and comfortable workspaces, two covered outdoor areas and bicycle parking spaces will also be provided for employees.

Construction work is scheduled to start at the beginning of 2024.
