Lower Saxony logistics region: Four Parx develops industrial and logistics property on the A7 motorway

The Dreieich-based project developer Four Parx, which specialises in commercial and logistics space, is realising a commercial and logistics property in Hildesheim, Lower Saxony. The project's capital partner is the private equity investor Taurus Investment Holdings, based in Munich and Boston. Four Parx and Taurus can look back on many years of cooperation and numerous successful projects.

The Hildesheim site benefits from its central location in Germany and is easily accessible by all modes of transport. The industrial estate is located in the north of the city of Hildesheim and, due to its proximity to the state capital of Hanover and the international airport (HAJ), is of supra-regional importance as a commercial hub. The property is located in the immediate vicinity of the A7 motorway and is therefore conveniently situated between the conurbations of Bielefeld, Braunschweig, Göttingen, Wolfsburg and Hanover, the latter of which can be reached in around 15 minutes by car. This excellent location was a key factor in the investor's decision on the location for the project and its realisation as a speculative project.

The 68,000 m² site will provide a total of approx. 42,150 m² of usable space, divided into approx. 36,900 m² of hall space, approx. 2,150 m² of mezzanine space and approx. 3,100 m² of office and social space. There are also 214 car parking spaces in the outdoor areas, which are extensively pre-equipped for e-mobility.

Four Parx is aiming for gold certification from the German Sustainable Building Council for sustainable project realisation.

In developing the project in Hildesheim, Four Parx is focussing in particular on environmentally friendly building operation. The plans include the installation of a photovoltaic system with 3.2 MWp to generate climate-friendly solar power to supply the rental areas and the e-charging infrastructure for commercial vehicles and cars. By using smart metering, a system will be installed in the property that ensures energy-efficient building operation and monitors the optimisation of consumption in real time.

By using the PV system and CO2-free heating using a heat pump and underfloor heating, the property will achieve annual savings of around 1,056 tonnes of CO2. In addition, special attention will be paid to other ESG measures such as the use of water-saving fittings, rainwater utilisation, consideration for the local flora and fauna when planning the outdoor facilities and well-being aspects for future employees.

"We also want to meet this demand in Hildesheim and are all the more pleased to be able to work with our long-standing private equity partner Taurus once again."
 
The property project is scheduled for completion in the first quarter of 2025.
