
Logix Award: Four Parx receives special prize for innovation project "Mach2"
- Two-storey logistics and commercial property in Hamburg is honoured with the special "Lighthouse Project" award at the Logix Award ceremony

The project developer Four Parx from Dreieich, which specialises in commercial and logistics space, received the special "Lighthouse Project" award for the development of "Mach2" at the Logix Award ceremony on 4 October 2023. The Logix Award has been presented by the Initiative Logistikimmobilien (Logix) since 2013 and honours outstanding logistics property developments in Germany. The award ceremony takes place every two years on the first evening of the Expo Real property trade fair in Munich. For the first time, the special "Lighthouse Project" prize was also awarded.
With the construction of the two-storey logistics and commercial property in Hamburg-Wilhelmsburg, Four Parx and its project partners, asset manager AEW and general contractor GSE, have realised an innovative project that is considered groundbreaking for the use of space in metropolises and conurbations. Mach2 is the first two-storey logistics property in Germany to be built without pre-letting on the former production site of drinks manufacturer Refresco in the immediate vicinity of the Port of Hamburg. The innovative property offers around 124,000 m² of usable space on a site area of 97,000 m². The two floors each have an identical floor plan, which doubles the usable space. Access is provided on two levels via ground-level gates, electro-hydraulic dock levellers and two heated ramps for truck use with up to 45 t on the upper floor. The height of each floor is 10 metres below ground level.
With an ecological building concept, "BREEAM - Excellent" certification was achieved even before completion. The special features of the concept include a green façade with automatic irrigation and a planting concept to preserve biodiversity. A smart metering system and a charging infrastructure for e-mobility were also provided.
In awarding the special prize, the jury particularly recognised the pioneering spirit of the developer and the investor, who have broken new ground in many ways with "Mach2". In addition to a complex building permit procedure and an elaborate planning process, the developer encountered numerous challenges, including in the areas of statics and the special soil conditions. These included dewatering due to stratum water and a large number of explosive ordnance finds.

After three years of construction, the flagship project "Mach2" was completed in September 2022. The property has been fully let since July 2022 to the international aircraft manufacturer Airbus, the furnishing company JYSK, the logistics service provider Bechtle and the online food retailer Picnic. In 2020, Four Parx received the Brownfield24 special award for innovative concepts for the development of this pioneering property.
