Four Parx sells business park in Weiterstadt

The Dreieich-based project developer Four Parx, which specialises in commercial and logistics space, is selling its business park in Weiterstadt in southern Hesse. The buyer is AEW, one of the world's leading property investment and asset managers.

Four Parx realised the business park without pre-letting on a 13,390 m² site in the Weiterstadt industrial estate. The property comprises three buildings with a height of 8 m UKB. These offer a total of around 7,100 m² of usable space, of which approx. 5,800 m² is hall space and 1,309 m² is office space. The property is conveniently located just one kilometre from the slip road to the A5 motorway. Germany's largest commercial and cargo airport, Frankfurt am Main International Airport, can also be reached in just 20 minutes by car.

The developer achieved full occupancy for the Four Parx Weiterstadt at the beginning of 2024 with the complete letting by a public corporation.

When realising the modern business park, the focus was particularly on sustainability. The specially developed building concept not only includes largely CO2-neutral air conditioning, but also pre-installation of a photovoltaic roof system. With eight e-charging stations installed in the outdoor areas, Four Parx is taking the transport revolution into account. The developer also built bee hotels to protect flora and fauna. Furthermore, all surface water is infiltrated on site. The park was awarded gold certification from the German Sustainable Building Council (DGNB) for its sustainable concept.

Oliver Schmitt, Managing Partner at Four Parx, explains: "We are delighted to be able to hand over the business park in Weiterstadt to AEW. With the purchase of the property, the investment and asset manager has secured a particularly sustainable property at one of the top logistics locations. This is emphasised by the fact that the property is fully let to a public corporation."

Construction of Four Parx Weiterstadt began in the second quarter of 2022 and the property was completed in the third quarter of 2023.
