Four Parx Dreieich: Biotest AG leases business park in the Rhine-Main region

The Dreieich-based project developer Four Parx, which specialises in commercial and logistics space, is letting its new business park in Dreieich, Hesse, in its entirety to Biotest AG. The company is a global supplier of plasma protein products and biotherapeutic drugs used in clinical immunology, haematology and intensive care medicine. Biotest is expanding its production site directly adjacent to the property, which is also the company's headquarters, with the long-term move to Four Parx Dreieich. A long-term lease term with an extension option has been agreed.

The modern business park will provide the pharmaceutical manufacturer in Dreieich with around 8,700 m² of additional usable space in future. This is divided into 5,780 m² of hall space, 1,410 m² of mezzanine space and 1,450 m² of office space. The height of the hall is 10.5 metres. There are 50 car parking spaces in the outdoor area. Biotest plans to use the new space for the development, production and distribution of its products.

"Our new logistics centre will help to optimise the flow of materials at the Dreieich site. 4.500 pallet spaces will be created for the handling of RHB materials and production supply in a narrow-aisle warehouse. In a second expansion stage, approx. 2,600 pallet spaces will be available for the storage and dispatch handling of chilled finished goods. The new logistics building will provide around 1,200 shelf spaces for the storage of spare parts for the production machines. Thanks to its excellent location, directly adjacent to our production site, we have found the ideal property for our site expansion in Four Parx Dreieich. Resource efficiency is a high priority for our company, which is why we are delighted to be able to keep the site in Dreieich and at the same time create space for further growth in the popular Rhine-Main region," says Michael Moritz, Head of Material Management at Biotest AG.

Four Parx is developing the new property in Dreieich together with the investment and asset manager AEW on a brownfield site of around 14,000 m² in the Dreieichenhain industrial estate. This is located to the south of Frankfurt am Main, in the centre of the Rhine-Main region, and has direct access to the 661 federal motorway, as well as excellent public transport connections and a large number of supermarkets. In addition to the demolition of the existing buildings, Four Parx was confronted with a complex revitalisation of the site due to soil contamination, which was carried out in consultation with experts and authorities.

In terms of sustainable development, the developer is aiming for certification of the property in accordance with the gold standard of the German Sustainable Building Council (DGNB). To this end, he is implementing extensive measures: For example, heat pumps, underfloor heating that also covers the hall areas and three electric charging points to power six cars have been installed. In addition, the roof of the building has been pre-equipped for a photovoltaic system with an output of 600 kWp. Such a system is to be installed at the beginning of 2024 for low-CO2 energy generation.

Construction work on Four Parx Dreieich began in November 2022 and was completed in September 2023. The building is scheduled to open in April 2024 following the tenant fit-outs.
