
CTP Deutschland expands portfolio with Stuttgart industrial park and plans sustainable further development

- CTP is developing the site into a sustainable industrial park designed for a wide range of users, including innovative production, research and development

CTP, Europe's largest listed developer, portfolio holder and manager of industrial and logistics properties by gross floor area (GFA), is expanding its German portfolio with around 39,000 square metres of industrial and commercial space in Stuttgart. CTP is acquiring this space as part of a sale-and-lease-back transaction with Mahle Behr GmbH & Co KG, Stuttgart, a subsidiary of automotive supplier Mahle GmbH. CTP plans to develop the urban industrial area in Stuttgart into a sustainable high-tech industrial park suitable for a wide range of users, including innovative production, research and development. The entire site is scheduled for completion in 2029.
Mahle Behr GmbH & Co KG currently uses the commercial space as a research and development site and plans to gradually relocate its operations to the company headquarters in Bad Cannstatt, also in Stuttgart. The property covers an area of approx. 39,000 square metres with a gross floor area of approx. 64,000 square metres. This includes approx. 30,000 square metres of office space, 9,000 square metres of warehouse space, 18,500 square metres of light production space and 6,500 square metres of other space.
Together with the City of Stuttgart, CTP is planning the sustainable transformation of the entire site and is developing various utilisation and architectural concepts in collaboration with renowned architectural firms. Discussions with the economic development agency are to be continued in order to develop attractive areas for existing companies as well as for new businesses. The business park will be aimed at a wide range of users, from companies in the fields of production, research and development to urban logistics service providers. There may also be co-working and co-living spaces. Due to the high complexity of the project, the gradual development of three areas is planned, each with different building types and types of use.
The site is located in the structurally strong urban area of Stuttgart-Feuerbach, where many well-known companies from the production and development sectors are based, and has excellent connections to the A81 motorway, the B10, B27 and B295 trunk roads as well as four S-Bahn and five U-Bahn lines. Stuttgart city centre can be reached in just a few minutes by car.

The CTP park concept goes beyond the construction of individual buildings and aims to create future-oriented ecosystems that promote the community spirit of the people and companies at the site. The aim is to create integrated environments that not only meet the requirements of companies but also the needs of employees and harmonise with the surrounding communities. Accordingly, CTParks have a diverse infrastructure with a variety of building types, each reflecting different user requirements. The CTPark in Brno, the second largest city in the Czech Republic, is exemplary in its commitment to local communities and progressive urban development. The award-winning area for technology, research and development with a focus on biomedicine, engineering, cyber security and information technology is considered a flagship project that was developed in close cooperation with the local population and politicians.
With the acquisition of this latest site in Stuttgart, CTP is well on the way to realising its growth ambitions. At the beginning of 2023, CTP announced plans to invest 300 million euros in the expansion of its portfolio in Germany over the coming years. The company's goal is to double the size of its Europe-wide network of CTParks by the end of the decade. Among other things, CTP is focussing on the development of space in the high-tech segment, which is growing throughout Europe as part of re-, near- and friendshoring strategies. For further investments, CTP continues to look for strategically favourable sites on which similar projects can be developed. The company is currently realising a high-tech site on the former Vallourec site in Mülheim an der Ruhr, as well as in Wuppertal in North Rhine-Westphalia.
