CTP acquires site in Mülheim an der Ruhr for major new high-tech business park

CTP Deutschland, portfolio holder, project developer and manager of logistics, commercial and industrial properties, is developing a new high-tech business park in Mülheim an der Ruhr in North Rhine-Westphalia. A 335,000 m² site has been acquired for this purpose from the French multinational production company Vallourec, based in Meudon, France.

CTP will transform the brownfield site, which is currently used as an industrial rolling mill, into an innovative, modern business park that will offer more than 160,000 m² for research and development, laboratories, co-working, industrial and production space for companies in high-growth technology-orientated sectors such as life sciences and IT manufacturing. The space will also be specifically tailored to the needs of SMEs and larger companies. Construction work on the park is expected to begin in 2025.

CTP aims to create thriving business ecosystems where companies can collaborate and grow together to boost the local economy through job creation and encourage business start-ups. The new, sustainably designed park will feature CTP's unique Clubhouse concept, which offers a mix of leisure facilities for employees. These include restaurants, cafés, shops, spaces for sports, events, socialising, medical facilities and much more, all surrounded by attractive gardens and cycle paths. CTP believes that this will not only attract customers to the park, but also help them to attract and retain the best talent.

Earlier this year, the CTP Group announced plans to invest €300 million over the coming years to expand its portfolio in Germany, with the aim of doubling the size of its pan-European network of business parks by the end of the decade.

Across its European portfolio, CTP has seen strong demand from high-tech companies looking to take advantage of the continent's highly skilled labour force and stable business environment. Many international companies are also relocating the manufacture of high-tech products to Europe to be closer to their customers and reduce risk in the supply chain. New EU regulations such as the European Chips Act are also prompting companies to produce in the EU.

Sustainability is at the centre of the design of the new CTPark. Photovoltaic (PV) panels will enable a fossil-free energy supply during operation, and parts of the existing building will be retained during construction to reduce CO2 emissions. CTP is planning the park with a DGNB Gold rating from the German Sustainable Building Council.

The site is located in the centre of the Rhine-Ruhr metropolitan region, one of the largest conurbations in Europe, and close to the German economic centres of Düsseldorf, Duisburg, Dortmund and Essen. Links to the A1, A2, A3, A42 and A52 motorways are also within easy reach, providing quick access to these cities and other parts of Europe. Mülheim is also close to Belgium and the Netherlands and is well connected to the harbours of Amsterdam, Antwerp and Rotterdam.

CTP has been very active in Germany in recent months. In December 2023, the sustainable redevelopment of a 60,000 m² urban business park in Krefeld, as well as in North Rhine-Westphalia, was announced. Last summer, CTP announced plans to transform a 130,000 m² site in Wuppertal in western Germany into a new neighbourhood for research and development and a hotel.

CTP entered the German market in 2022 with the acquisition of Deutsche Industrie REIT-AG, which owned a 1.6 million square metre portfolio covering 3.9 million square metres, for around €800 million. CTP now has a team of 50 employees in three offices across Germany, 33,000 sqm of industrial and logistics space under development and a 155,000 sqm land bank.
