City Dock Plus: Panattoni creates additional flexibility for urban commercial spaces
The demand for flexible space in urban metropolitan regions is increasing – and Panattoni is responding with a new solution: City Dock Plus. The concept expands the project developer's existing portfolio and closes the gap between the smaller City Dock® and the larger Panattoni Parks. The target group is small and medium-sized enterprises (SMEs) that are looking for a scalable home in an urban environment.
project development, area sizes between 1,500 and 4,000 m², business park from around 800 to 1,500 m
With space sizes between 1,500 and 4,000 m², City Dock Plus is positioned between two established Panattoni concepts: the compact City Dock®, a business park of around 800 to 1,500 m², and the large-scale Panattoni Park, a logistics property from approx. 5,000 m². When choosing a location, Panattoni places a clear focus on German metropolises and their immediate surroundings. Fred-Markus Bohne, Managing Partner Panattoni Germany and Austria, explains: ">
The City Dock Plus adopts central qualities of the established City Dock®: These include well-being areas for employees, a modern and urban design and sustainable equipment with photovoltaic systems, e-charging infrastructure and bicycle parking spaces. The modular design allows companies to design spaces tailored to their own needs – from offices to laboratories to production areas. To meet the changing requirements of the modern economy, the product includes flexible usage options. Higher floor loads, extended room height and full sprinkler create additional usage options, even for companies with intensive production and flexible warehousing.
As with all projects, Panattoni also relies on the highest ESG standards for City Dock Plus to ensure resource-saving use. This not only benefits the companies themselves that settle there. Municipalities become more attractive, strengthen their local economies, promote diversification and increase job density. There are short distances for employees. The provision of flexible space in well-connected, strategic locations creates double added value for urban development.
