Brownfield24 Award: Panattoni honoured with third place
Panattoni, the leading project developer for industrial and logistics properties in Europe, takes third place in the Brownfield24 Awards. At the award ceremony at the Brownfield24 Convention on 25 May 2023 in Hanover, Panattoni Park Würzburg Ost was one of 19 projects submitted and received the award for the third-best brownfield project in the "Commercial" category. The winner was the Augsburg gasworks of Stadtwerke Augsburg Holding ahead of the Hanau timber park by Inbright. The prize was awarded for the fifth time in total and honours the best revitalisation projects in five categories.

With the Panattoni Park Würzburg Ost in Dettelbach, Bavaria, Panattoni has realised a modern logistics complex with a total area of 98,275 m². As part of the development, Panattoni attached great importance to the sustainability aspect and implemented a comprehensive package of measures in the ecological and social areas. These include the pre-installation of photovoltaic systems, the installation of electric charging stations for cars and e-bikes as well as green roofs for bicycles and smoking shelters. A 9,300 m² replacement habitat for sand lizards previously living on the site and a green wellbeing area for employees with a pond, orchards and wildflower meadows were also created. The property complex is certified with the DGNB platinum standard, the highest award level for sustainable construction.
The jury considered the extensive revitalisation of the brownfield site, which at around 165,000 m² was the largest project among the winners, to be worthy of an award. Due to its previous use by an asbestos cement plant and a plastics factory, Panattoni was confronted with a variety of challenges, including extensive soil contamination with the mineral fibre asbestos, which is considered carcinogenic, and local contamination with mineral oil hydrocarbons (MKW). The handling of the contamination, especially with regard to asbestos, was agreed with the Kitzingen district office in advance of the dismantling and earthworks. This constructive exchange paved the way for successful revitalisation.
As part of the demolition work, the above-ground and underground hazardous substance tanks were also removed and professionally disposed of under expert supervision. Building pollutants typical of old buildings, such as artificial mineral fibres (old KMF, produced before the year 2000), which are considered carcinogenic, in the form of insulation wool, pipe insulation and suspended ceilings, as well as carcinogenic polycyclic aromatic hydrocarbons (PAHs) in the form of tar-based roofing felt, were also removed and disposed of professionally.
For the past five years, the Brownfield24 network has presented the Brownfield24 Award at the Brownfield24 Convention to recognise outstanding revitalisation projects that deliver ecological, economic and social benefits.
In addition to the "Best Brownfield Project (Commercial)" category, prizes are also awarded in the following categories:
- Best Brownfield Project (particularly sustainable)
- Best brownfield project <10,000 m²
- Best brownfield project (residential)
- Special prize from the German Brownfield Association
"The development of Panattoni Park Würzburg Ost in Dettelbach is one of our most extensive projects in the whole of Germany. It shows how the environmentally and socially responsible reactivation of a derelict, contaminated site can work to create a forward-looking property. Brownfield revitalisations offer a great opportunity to reduce land consumption, particularly in view of the shortage of land and the net-zero land consumption target by 2050. We at Panattoni are also focussing on this. As an expert in the development of brownfield sites, we have already revitalised 2.6 million m² in Germany. The fact that one of our projects has now won the Brownfield24 Award as the third best revitalisation project in the commercial sector fills us with pride," says Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria.
Panattoni Park consists of two independent building structures, which are divided into a total of ten units. While the first construction phase has been let to the fashion group S.OLIVER GROUP and was completed in March 2023, the internationally active logistics service provider Dachser is currently moving into the second construction phase. This was completed in May 2023. The property is particularly impressive due to its proximity to the A3 and A7 motorways and the B22 federal road, which means it has excellent connections to the cities of Nuremberg, Würzburg, Stuttgart and Frankfurt am Main.
