
BNP Paribas REIM acquires Vienna logistics centre with around 32,000 m² for its ELF fund - optimisation of the last mile for main tenant Amazon
Munich, 20 February 2023 - BNP Paribas Real Estate Investment Management (BNP Paribas REIM) has acquired a fully let logistics property on Schemmerlstrasse in Vienna's eastern district of Simmering for its Eurozone Logistics Fund (ELF). The main tenant since completion in early 2021 and summer 2022 has been Amazon Transport Austria GmbH. Ideally located within the Austrian capital, the property supplies the city and region of Vienna on the so-called last mile. The logistics property has a total lettable area of more than 31,000 m2. The majority of this is accounted for by a newly built distribution centre leased to Amazon with a car park equipped 100% with charging stations. Another warehouse, also located on the site, was built in 1973, extensively refurbished in 2021 and let to other users. The seller is Go Asset Development GmbH, which specialises as a turnkey project developer for logistics and industrial properties in Austria.
Thanks to the excellent connections to the regional and urban road network, 2.3 million inhabitants can be reached from there within a 30-minute drive. The nearest motorway junction (A23/S1) is around 10 minutes away by car. Vienna International Airport is less than 20 minutes away by car. There is a bus stop right next to the site.
The logistics segment continues to be in high demand. The excellent transport connections and the sustainable concepts of the new buildings are a key factor in this. The ESG concept includes a photovoltaic system on the distribution centre, energy reduction in the existing building, LED lights, e-charging stations in the waiting and loading area and 41 newly planted trees. BREEAM certification has already been obtained for the refurbished hall and the distribution centre.

The Eurozone Logistics Fund is a SICAV-SIF domiciled in Luxembourg and is aimed at institutional investors. The investment strategy aims to invest in logistics assets with a strong sustainable development dimension, allowing for geographic diversification within the Eurozone logistics sector. This is the latest acquisition of the fund, which has now finalised its investments and holds 15 A-grade assets in 6 different countries.
