23.500 m² at Industrie Park Kitzingen - Scannell Properties lets logistics property to Tyremotive

Scannell Properties, a privately owned property development and investment company specialising in the development of large-scale industrial and logistics facilities, has secured a new tenant at its Industrie Park Kitzingen in Bavaria. Tyremotive, a wheel and tyre wholesaler, has signed a long-term lease for a 23,500 m² warehouse from September 2023.

Kitzingen is strategically located between two important economic centres in Germany: Frankfurt and Nuremberg. Directly connected to the A3 and A7 motorways, the location offers easy access to the international airports of Frankfurt, Nuremberg, Munich and Stuttgart. The town of Kitzingen is also well connected to Industrie Park Kitzingen by public transport.

When developing the project, Scannell Properties took care to offer tenants flexible, modern and sustainable logistics space. Designed for a strong logistics flow, the warehouse benefits from a high ratio of loading bays to floor space, ceiling heights of 12 metres, dedicated office space and separate parking spaces with charging stations for electric vehicles. In line with its commitment to sustainable development, developer Scannell Properties is aiming for DGNB Gold certification, which includes features such as: an innovative local heating system with significantly lower primary energy demand, using woodchips as a renewable resource; a photovoltaic system on the roof; grey water and rainwater harvesting systems; and LED lighting throughout the building.

Management Christian Leibold & Tobias Herzberg from Tyremotive, which specialises in sales and logistics services for tyres and wheels, are delighted with the move to a new, state-of-the-art warehouse: "The new warehouse offers additional opportunities for improved availability and expansion of the product range. The warehouse is also equipped with the latest automated technology for nationwide parcel shipping and same-day delivery. It offers space for the own brands itWheels and itSense (TPMS) as well as for the assembly of tyre-wheel combinations for customers. With this move, Tyremotive is also creating new jobs in the region."

Scannell is currently developing a further 6,000 m² speculative property at Industrie Park Kitzingen. This will be completed in September 2023 and is still available to let.

Colliers Germany represented Scannell in the letting to Tyremotive and has also been appointed as exclusive letting agent for the 6,000 sq m unit at Industrie Park Kitzingen.
