Logix Initiative defines ESG standards for logistics properties

Weiterstadt, 28 February 2024 - The Logistics Real Estate Initiative (Logix) has published an ESG guideline for logistics real estate. The starting point of the project is the observation of the increasing relevance of ESG. The pressure on the market is increasing significantly, particularly on the financing side, while there is still a lack of uniform and binding ideas on what E, S and G actually mean for the logistics property sector. With regard to investors alone, it was therefore necessary to define a fixed canon of measures, including assessment options, and thus offer the industry a point of orientation and contact.

Approach for uniform sustainability standards

The aim of the publication is to create a first standard for sustainable logistics properties that is jointly supported by the industry. In order to include all key perspectives, Logix invited participants from various stakeholder groups, including banks, investors, planners and architects, project developers, construction companies, facility managers, certifiers and experts as well as users, to three workshops in summer 2023.

The results of the workshops are summarised in the publication "ESG in logistics properties - guidelines and recommendations". With over 200 explanations, the guide defines measures for new and existing buildings. It thus provides an initial overview of the topic and differentiates between measures with a high, medium and low ESG impact in terms of relevance. The publication also refers to a section available online with a constantly updated list of prices for the individual measures. The costs are calculated on the basis of a 10,000 m² standard logistics hall with land and shown as additional costs for the individual measures.

"Everyone talks about ESG, but they often don't mean the same thing," explains Francisco J. Bähr, project manager of the guide and board member of the Initiative Logistikimmobilien. "It was therefore important to establish for the first time what can be considered standard measures in the areas of environmental, social and governance. We have achieved this goal with our guidelines for new and existing buildings."

Participation of well-known industry players

The guidelines were developed with the participation of the following companies Bayern LB, Deka Immobilien Investment, DFI Real Estate Management, Fiege Logistik Stiftung, FOUR Parx, Frasers Property Industrial, Garbe Industrial Real Estate, Goldbeck International, Kruschina Planung + Baumanagement, List Bau Holding, List ECO, Panattoni Germany, Phase 5 International, Rhenus Assets & Services, WISAG Facility Service. Co-organiser and responsible for moderation and documentation was the market research and consulting institute Lünendonk & Hossenfelder.

"We want to create a catalogue of criteria that has not been scientifically derived or theoretically conceived," adds Dr Malte-Maria Münchow, spokesperson for the logistics real estate initiative. "Rather, we have brought together only practitioners who, with their concentrated expertise, will ensure that we develop something very practical."
