
VALUES Real Estate acquires "Panattoni Park Mittelfranken" in Wörnitz near Nuremberg
Two-part new-build logistics ensemble purchased for VALUES logistics property fund - Globally active company from the "white goods" sector as sole long-term tenant
Hamburg/Frankfurt am Main, 9 November 2023 - VALUES Real Estate has acquired a two-part logistics hall in Wörnitz in Middle Franconia for its VALUES logistics real estate fund. The property in question is the "Panattoni Park Mittelfranken", Am Kreisel 11, located at the junction of the A7 and A6 motorways. 46,000 square metres of lettable space are available on a plot of 81,000 square metres. The new building is DGNB Gold certified. The closing took place on 31 October 2023 and the purchase was brokered by Colliers International Deutschland GmbH.

The seller is a joint venture consisting of the project developer Panattoni Deutschland and PGIM Real Estate. Both parties have agreed not to disclose the purchase price. Panattoni completed the property in April of this year. The only long-term tenant is a global white goods retailer.
"The property is located on the central east-west and north-south transport routes in Germany and Europe. The long-term and value-secured lease agreement with an expanding, globally active retailer in the household appliance segment ensures a stable cash flow. The property thus contributes to the further geographical diversification of the fund. Its 24/7 usage licence and the multi-user capability of the hall ensemble round off the attractiveness of the investment," says Sonja Ebeling, Managing Partner, VALUES Industrial GmbH, a subsidiary of the VALUES Real Estate group of companies.
VALUES Real Estate received technical and ESG support from Drees & Sommer during the purchase. The legal due diligence on behalf of the buyer was carried out by REIUS and VALUES was advised on tax matters by Heuking Kühn Lüer Wojtek. The seller received legal advice from Clifford Chance.
The VALUES logistics property fund is an open-ended special AIF. It is aimed at German professional and semi-professional investors. The target fund volume is 500 million euros. Its risk profile is Core/Core Plus. The fund strategy is to acquire a property portfolio of logistics and light industrial properties in specific prime locations in A and B locations at logistics hubs in regions with a pronounced industrial cluster in Germany.
