VALUES Real Estate acquires logistics property in Schlitz near Fulda

Logistics hall purchased as part of a sale-and-lease-back transaction purchased - Lampenwelt GmbH as the only long-term tenant

Hamburg/Frankfurt am Main, 09 October 2023 - VALUES Real Estate has acquired a logistics building in Schlitz near Fulda for its VALUES logistics real estate fund as part of a sale-and-lease-back transaction. The property in question is Am Eichberg 1, which is located close to the A7 motorway and has a total rental area of 11,000 square metres. The plot size is 42,000 square metres. A photovoltaic system on the roof supplies the building entirely with tenant electricity. The closing took place on 29 August 2023 and the seller and long-term tenant is Lampenwelt, a member of the LUQOM Group. It constructed the building ensemble in two construction phases in 2012 and 2017 and is still the sole user of the property today. The LUQOM Group is the leading online platform for lighting solutions in Europe. The purchase was brokered by Logivest Stuttgart.

"The property is very centrally located in Germany and is close to the A7 motorway on one of the top transport routes. The logistics hall is highly suitable for third-party utilisation. It fulfils the latest standards and is multi-tenant capable. The solar-based in-house power generation is not only interesting for the tenant, but also for our investors in terms of ESG criteria. In addition, we can expect a secure cash flow due to the tenant's firm commitment to the property and the location," says Sonja Ebeling, Managing Partner, VALUES Industrial GmbH, a subsidiary of the VALUES Real Estate group of companies. 

VALUES Real Estate received technical and ESG support from EnviroSustain during the purchase. Taylor Wessing carried out the legal due diligence on behalf of the buyer. The seller received legal advice from Lupp + Partner. The VALUES logistics property fund is an open-ended special AIF. It is aimed at German professional and semi-professional investors. The target fund volume is over 500 million euros. Its risk profile is Core/Core Plus. The fund strategy is to acquire a property portfolio of logistics and light industrial properties in specific prime locations in A and B locations at logistics hubs in regions with a pronounced industrial cluster in Germany.
