Sustainability meets species protection: DFI Real Estate develops state-of-the-art industrial and logistics park in Neuenburg am Rhein

Düsseldorf, 24 August 2023: The city is expanding its industrial estate with the previously private property in Neuenburg am Rhein in Baden-Württemberg, which has been converted into building land in Hans-Buck-Straße as part of a land-use planning process. DFI Real Estate is planning a building with three units on the site, which will offer one or more tenants a usable area of at least 31,500 square metres. The total investment amounts to more than 50 million euros. The park is scheduled for completion in the first quarter of 2025.

"This project opens up the prospect of realising a state-of-the-art, ESG-compliant industrial and logistics property in which we take the environment into account with the utmost care," says Andreas Fleischer, Managing Director of DFI Real Estate. "On the one hand, our concept integrates the neighbourhood to a high degree, and on the other, it protects the local flora and fauna by creating compensation areas for nature and species conservation."

Preserving biodiversity and expanding the ecosystem

The aim is to achieve gold certification for the industrial and logistics park in accordance with the DGNB 2023 version, which focuses on massive CO2 reduction, climate adaptation and circular planning and construction methods. Fossil-free operation is to be ensured as far as possible by a photovoltaic system installed on around 18,000 square metres with a peak output of more than two megawatts. The highly efficient building technology, which has been optimised for the climate typical of the location, will contribute to climate-neutral self-consumption. Users will also have the opportunity to participate in tenant electricity models and will benefit from the planned measures through a significant reduction in ancillary operating costs.

In this development, a total of 110,000 square metres are reserved for nature and species conservation. Of this, 15,000 square metres will be covered by DFI Real Estate's own land and supplemented by further external compensation areas. The property developer is thus preserving the natural habitat for strictly protected species such as sand lizards and smooth snakes as well as several bird species. A bunker categorised as worthy of preservation by the heritage office will be integrated into these areas. There are also two green noise barriers.

DFI Real Estate attaches great importance to aesthetic and sustainable architecture so that the park blends harmoniously into its surroundings. In order to increase the ecological benefits, green roof and façade areas will also be part of the development, as will suitable rainwater management with seepage areas. A cistern will collect rainwater for irrigation.

The aim is to create a functional, sustainable and cost-efficient industrial and logistics park that goes above and beyond the standards, offering employees an attractive and healthy working environment while at the same time respecting the biodiversity of the existing ecosystem.

Mayor Jens Fondy-Langela takes a very positive view of the project: "There is a high demand for commercial space in our region. The location of the future DFI industrial and logistics park in the tri-national Upper Rhine metropolitan region benefits from Neuchâtel's excellent transport infrastructure. The city is an important transport hub to neighbouring Switzerland and France. The A5 motorway and Rhine bridge can be reached in just a few minutes by car. The trimodal Ottmarsheim terminal and the international EuroAirport Basel/Mulhouse are directly connected. Thanks to its cross-border economic relations, Neuchâtel also offers further advantages such as cost and tax benefits as well as an interesting sales market.
