CTP Germany leases former ATU central warehouse in Weiden while refurbishment work is still underway

  • Sirl Interaktive Logistik GmbH rents CTP property for Heineken's new distribution centre in Germany.

CTP Deutschland has owned the former ATU central warehouse in Weiden since spring 2023. The portfolio holder, project developer and manager of logistics, commercial and industrial properties is planning to realise a new, contemporary development on the 83,000 m² site in the Upper Palatinate. CTP is already concluding rental agreements for the property before the refurbishment work that started in the summer is completed. These are intended to bring the property up to the current level of sustainability by the end of the year and make it usable from the beginning of 2024.

Future users of the property include Sirl Interaktive Logistik GmbH (Sirl), which will operate the site as a central distribution facility for Heineken in Germany. MSA Motor Sport Accessoires GmbH (MSA), a traditional local company, and INOTECH Kunststofftechnik GmbH (Inotech), based 30 kilometres away in Nabburg, have also signed the contract. This is very much in line with CTP Germany's intention to focus on local companies and create added value for the region.

Specifically, the space rented by Sirl comprises 17,035.73 m² of warehouse space, 2,264.00 m² of mezzanine space, 8,000.00 m² of outdoor storage space, 708.45 m² of office space, 20 car parking spaces and 10 lorry parking spaces. MSA signs for 4,352.82 m² warehouse, 1,319.70 m² mezzanine and 24.85 m² office. Inotec will use 1,997.10 m² of warehouse space and 10 car parking spaces in the Weiden facility.

"Our focus is on enabling sustainable growth at our locations, for our tenants and for the local authorities. We are therefore proud that Sirl interaktive Logistik is using our property as the new distribution centre for Heineken in Germany," explains Alexander Hund, COO and Managing Director South Germany at CTP Deutschland. "It is at least as pleasing when traditionally based companies find a new, contemporary home in the revitalised property."

The current work on the property includes the demolition of the high-bay warehouse and the subsequent new construction on the existing 10,500 m² floor slab, as well as the refurbishment of the existing buildings with an area of around 34,000 m². The refurbishment also includes the conversion of the lighting to LED, fossil-free heating using heat pumps and the installation of photovoltaic systems. Only parts that are no longer usable will be demolished. To facilitate recycling, the resources used will also be recorded in the technical documentation. Construction is scheduled to begin in the first quarter of early 2024, with completion and commencement of use to follow in the third quarter.
