
Starting signal in Sindelfingen: Panattoni celebrates ground-breaking ceremony for City Dock
Panattoni, the leading project developer for industrial and logistics properties in Europe, celebrated the ground-breaking ceremony for City Dock Sindelfingen on 5 April 2023. The mayor Dr Corinna Clemens, the local mayor Wolfgang Stierle, the managing director of business development, Felix Rapp, and representatives of Goldbeck Süd and Panattoni were present at the ceremony. The business park is being built in one of the strongest economic regions in Germany, with short distances to the centre of Sindelfingen, Böblingen and Stuttgart and a focus on a broad user group.

The new business park is being built without pre-letting on a brownfield site of around 18,900 m², which was previously used as a production and commercial site. Extensive revitalisation measures were initially necessary for the new construction of the City Dock, which is located in a water protection area. Particular attention was paid to decontaminating the soil, which was contaminated with pollutants. In addition to the demolition of the old building, the considerable height difference of the site had to be overcome and a 20Kv power line located in the centre of the property had to be relocated. Between purchase and demolition, the property continued to be used by the previous owner for over two years; demolition work on the existing buildings began in 2021.
Panattoni will provide potential tenants with approx. 2,900 m² of flex space, 6,600 m² of hall space and 3,100 m² of office space on a commercial area of around 12,600 m². Subdivision into up to 8 rental units is possible. The building is 8 metres high. A total of 106 car parking spaces will be created on the outside areas, including 97 car parking spaces and 9 van parking spaces.
City Dock Sindelfingen is located just a few kilometres from the business location of Stuttgart, which is characterised by the automotive, fashion and mechanical engineering sectors as well as the metalworking industry and retail. In this dynamically growing region, the new business park offers new and flexible commercial space that can be customised to suit a wide range of users. The business park in Sindelfingen is one of a total of twelve City Dock projects that Panattoni has been realising across Germany since 2019. In addition to the City Docks in Berlin Spandau, Falkensee and Alt-Hohenschönhausen, other projects are being realised in Kirchheim near Munich, in the Lower Saxony state capital of Hanover and in Mannheim, Baden-Württemberg.
In the interests of sustainable development, Panattoni is aiming for DGNB Gold Standard certification for the construction of the new building. The developer plans to use VRF technology to heat the offices and halls and is installing a heat pump for this purpose. In addition to pre-equipping the roof areas for the installation of a photovoltaic system, an infiltration basin will be built to reduce the amount of rainwater discharged. Daylight utilisation and natural ventilation through SHEV roof light domes with ventilation function are also planned. Trees will be planted in the outdoor area and electric car charging stations will be installed.

The ground-breaking ceremony took place on 5 April 2023 and earthworks will begin in May 2023. Completion of the City Dock is scheduled for July 2024.
