Spreenhagen: MLP Group realises second project near Berlin

Following the MLP Business Park Berlin in Ludwigsfelde, the MLP Group is now developing a second property in the immediate vicinity of the state capital. The new multi-user park in Spreenhagen, Brandenburg, will offer 41,600 m² of space and is ideally suited for companies from the production, logistics and (online) retail sectors. Construction work is scheduled to begin in the second quarter of 2024.

The MLP Group, a developer, owner and manager of high-quality commercial, industrial and logistics parks specialising in brownfield sites, is further expanding its presence on the German market and realising another project close to the state capital Berlin with the MLP Park Spreenhagen. A multi-user park with a total usable area of approx. 41,600 m² is being built speculatively in Spreenhagen, Brandenburg. Of this, around 36,600 m² is hall space, 3,100 m² is office space and 1,900 m² is mezzanine space. Individual units are available from a size of 3,500 m² to 30,000 m². The hall height is 12.20 m UKB. Once completed, the new building will offer space for up to seven commercial tenants as well as corresponding lorry and car parking spaces. If required, a WGK film (water hazard class) can also be installed. The property is thus geared towards the settlement of companies from the production, logistics and (online) retail sectors and represents a sensible addition to the already fully let MLP Business Park Berlin in Ludwigsfelde, Brandenburg.

The new property is being built on an 84,386 m² site in the municipality of Spreenhagen, approx. 15 km from the gates of Berlin. Thanks to the direct connection to the A12 motorway, which links Berlin with Frankfurt (Oder) and Poland, there are good connections to Eastern Europe as well as Western and Central Europe. In addition, the A10 motorway is around 13 km away and Berlin Brandenburg Airport is only around 20 km from the site. The MLP Group is aiming for certification in accordance with the DGNB gold standard during construction. In line with its sustainability strategy, the developer is planning to install a photovoltaic system. Alternative, fossil-free concepts for heating the halls are also being investigated.

Unlike our business park in Ludwigsfelde, which is suitable for sectors such as light industry, retail and services, in Spreenhagen we are creating urgently needed space for companies that are primarily active in production, logistics and trade. Another advantage is the excellent location, which increases the attractiveness of the site for important players in the region. One influential company in the immediate vicinity of our park is Tesla with its Gigafactory, the company's first production facility in Europe. Finally, we would particularly like to thank the private seller consortium for the swift transaction and the good and trusting cooperation."

Construction work is scheduled to begin in the second quarter of 2024. Early access is planned by the developer for the second quarter of 2025.
