SEGRO celebrates ground-breaking ceremony for third Düsseldorf park

30. August 2024: On Wednesday, SEGRO celebrated the ground-breaking ceremony for the new "SEGRO Park Düsseldorf Flingern" on the site of the former Thyssen premises, between Königsberger Straße and Höherweg. The company acquired the 19-hectare site from various subsidiaries of thyssenkrupp AG in 2022.

In the first construction phase, three properties with a total of 22,400 square metres of hall space including associated office and service areas will be built. They should be completed and ready for occupation in the first quarter of 2025. The flexible space sizes are suitable for companies from a wide range of industries and with a wide variety of concepts. SEGRO is constructing the spaces of around 400 to 2,000 square metres on a speculative basis, meaning that the company is already starting construction work without any pre-letting.

In addition to an attractive location in the immediate vicinity of the city centre and the A46, modern facilities and an architecturally appealing façade design, SEGRO is focusing comprehensively on sustainability in the development of the site. This is in line with the "Responsible SEGRO" framework, which places a particular focus on low-carbon growth and investment in local communities. Accordingly, the buildings will meet the BEG40 energy standard. In addition, the office roofs will be greened, as will the building façades. PV systems with a capacity (in phase 1) of 1.6 MW peak will be installed on the hall roofs. There will also be over 50 car parking spaces with e-charging points and charging points for e-bikes.

SEGRO is aiming for DGNB Gold sustainability certification for the buildings in the first construction phase. Social sustainability is also important to SEGRO. As part of its "Community Investment Plans", the company therefore supports various local initiatives such as Jugendberufshilfe, Düsseldorfer FranzFreunde and Hispi. Co-operations with local schools such as the Wim-Wenders-Gymnasium, the Realschule Benrath and the Maria-Montessori-Gesamtschule Düsseldorf are also part of the programme. At open days, pupils can get to know various companies in the SEGRO parks or learn about the business world in workshops.

SEGRO has already successfully developed the two business parks "SEGRO Park Düsseldorf City" on Fichtenstraße and "SEGRO Park Düsseldorf Süd" on Bonner Straße in Düsseldorf. Both sites offer urban production, storage and leisure space and were built according to modern standards for sustainable, ecological and energy-conscious construction. They have a broad mix of users from various sectors.

We are delighted that SEGRO is not only responding to this request in the variety and quality presented, but is also comprehensively developing it and bringing it to life, obtaining permits in times of crisis and starting to build immediately. In several construction phases, counter-cyclical to the stagnating construction industry, it is becoming clear here on the site that has already been prepared for construction that something is moving at the location and promises a new, sustainable quality for large and small companies. The city administration and I personally would like to thank them for this and wish them all the best for this construction site and its creators, and I would like to express my sincere thanks for the creative and good cooperation on an equal footing."
