Scannell Properties realises refrigerated warehouse for Lidl
Düsseldorf, 20 August 2024 - Scannell Properties is to build a refrigerated goods warehouse for Lidl in Hollfeld, Bavaria, on a plot of 58,000 square metres. The new construction project is being built in the extended "Hollfeld Nord" industrial estate and will provide around 12,000 square metres for the temporary storage and distribution of goods to Lidl's supply centres in Germany. Construction work will start at the beginning of 2025 at the latest and the refrigerated goods warehouse is scheduled to open in January 2026. The food retailer and Scnnell have signed a long-term lease agreement.
Scannell Properties is responsible for the development and construction of the new logistics site. Lidl believes that the location in Hollfeld in Upper Franconia is particularly suitable for the new warehouse due to its proximity to suppliers and the company's own supply centres.
"With Scannell Properties, we have gained an experienced project developer and investor as a partner who will implement the project together with us on the basis of the predefined user requirements and in a sustainable manner in our interests," says Philipp Dedorath, Managing Director of Logistics Properties at Lidl Immobilien Dienstleistung & Co. "Thanks to the close cooperation with the town of Hollfeld, construction will start at the beginning of next year at the latest."
"We are delighted about the long-term partnership with Lidl as a renowned reference at the Hollfeld site and would like to thank all the teams involved for the smooth cooperation," says Jan lmfeld, Country Head at ScanneII Properties. "This project fits perfectly into our strategy to further drive Scannell's growth in Germany."
The new chilled goods warehouse is not the first joint project for Scannell and Lidl. "Building sustainable business relationships based on a fair and reliable partnership is an important goal for Scannell Properties," emphasises Imfeld.

High ecological standards and planned DGNB certification
The new building meets the high sustainability standards of both partners: a heat recovery system efficiently utilises the waste heat from the refrigeration system to heat the entire warehouse and administration wing. This means that no fossil fuels need to be used. The use of an energy-efficient refrigeration system with natural refrigerants is particularly environmentally friendly and sustainable. A large-scale photovoltaic system is to be installed on the roof. The colour scheme of the façade will ensure that the new building blends in well with its green surroundings. In line with Scannell's commitment to sustainability, the property developer is also planning DGNB certification for the new building.
In addition to sustainability, the new building will also take into account the well-being of the employees: The plans include bright lounges for employees and a so-called Drivers Lounge for lorry drivers. This will offer snack and coffee vending machines as well as sanitary facilities with showers and washrooms. There will also be ample parking and waiting facilities on the site.
