REALOGIS advises DIETZ AG and WINKLER LOGISTIK GMBH on one of the largest lease agreements in southern Germany in 2023

Langenau, 28 November 2023 - Winkler Logistik GmbH from Stuttgart, advised by Realogis, has signed a 20-year lease agreement for a 63,400 m², sustainably constructed new-build logistics property owned by Dietz AG in the Langenau industrial estate near Ulm.

According to Realogis - Germany's leading consultancy for industrial and logistics properties and commercial land - this is one of the largest logistics property contracts signed in Germany this year and the largest in the region along the A8 motorway between Stuttgart and Munich. The location stands out due to its proximity to the A7 motorway (1.5 km away) and the A7 / A8 motorway junction (Ulm / Elchingen junction).

The owner and developer of the property complex at Magirusstraße 2 is a subsidiary of Dietz AG from Bensheim. The sole user will be winkler Logistik GmbH, the logistics company of commercial vehicle parts wholesaler winkler. The Stuttgart-based commercial vehicle specialist will have a total area of approx. 60,000 m² of hall space, 3,400 m² of office and social space as well as 266 car and 16 lorry parking spaces at its disposal

winkler moves from Ulm to Langenau

The group of companies currently has three modern central warehouses in Ulm, Kassel and Vienna. Customers in southern Germany, Austria and Switzerland are supplied with spare parts from Ulm. Global export and customs clearance also takes place there.

At the Langenau site, the commercial vehicle specialist is planning a state-of-the-art logistics centre with sustainable building equipment and automated storage areas on a storage area of around 60,000 m².

After completion, winkler Logistik GmbH will move from Ulm to Langenau. "The new location offers space for our growth so that we can continue to provide our customers with the top availability they are accustomed to," says Andreas Mayer, explaining the decision to relocate winkler Logistik GmbH.

Every day, more than 1,600 employees at over 40 locations in seven European countries support workshops, commercial vehicle owners, bus and coach operators and agricultural businesses in identifying and procuring the right spare parts and workshop requirements. As a commercial vehicle professional, winkler also offers comprehensive specialist advice and training on all aspects of commercial vehicle technology.

Handover of the property in summer 2025

The site previously used by Iveco as a warehouse and built in 1991/1992 will be dismantled in a resource-orientated manner by the portfolio holder and investor Dietz AG at the beginning of 2024. Construction of the property at Magirusstraße 2, which consists of six units, is scheduled to start in April 2024, with handover to the tenant planned for summer 2025.

We will apply the highest sustainability standards to the project and also install a high-performance photovoltaic system on a large area of the roof.
