
Prologis wins pfenning Group as tenant for logistics property in Dortmund
The pfenning Group will use a logistics property in Prologis Park Dortmund in future and recently signed a lease for 33,858 square metres. The property offers 30,080 square metres of warehouse space, 1,516 square metres of mezzanine and 2,262 square metres of office space. With the letting of this property, Prologis' logistics park in Dortmund on the site of the former Westfalenhütte has been completed and fully let. The consultancy firm BNP Paribas Real Estate acted as broker.

High sustainability standards
"The brownfield project meets the latest sustainability standards," says Christina Deuss, Director, Capital Deployment at Prologis. "In addition to the development in accordance with the DGNB Platinum standard, we have also developed the property in accordance with the BEG40 standards and the Well-Building Gold criteria. These sustainable ESG measures include two photovoltaic systems on the roof, which produce a total of around 2.6 MWp." Dortmund DC2 is the first Prologis property in Germany whose warehouse is heated with heat pumps and can therefore be operated independently of gas. Prologis had already planned this before the energy crisis - and it is now proving to be in high demand.
"The decision in favour of the logistics park in Dortmund was very easy for us, as the renaturalised facility fits in particularly well with our sustainability strategy. As a medium-sized company, we began operating our mix of self-built and/or rented properties in an energy-efficient manner more than 10 years ago," says Torsten Radszuweit, Head of Central Purchasing and Real Estate at the pfenning Group. The company will use the property for the storage and distribution of raw materials for a manufacturer from the industrial segment.
With its location in the Ruhr region, Dortmund is an important German logistics centre and offers ideal access to numerous European markets. The region is also rich in qualified labour. Prologis had already acquired the 16-hectare brownfield site on which the new property was built from Dortmund Logistik GmbH in 2017 - it is part of the former sintering plant in the north-eastern part of the Westfalenhütte factory site. Initially, height differences of up to nine metres had to be levelled out on the site in Dortmund. prologis started construction work in 2020 and has developed two logistics properties in several phases. Prologis Park Dortmund now comprises a total of around 65,000 square metres of usable space.
