Prologis receives planning permission for property in Illingen

Around 25,000 square metres in Germany's strongest production region: Prologis acquired a greenfield site in April 2022. It is located in a logistics and industrial area in the north of the town of Illingen, near Stuttgart, in the south-west of the Rhine-Neckar region.

Prologis has now received planning permission. As soon as a tenant has been found for the property, the real estate project with almost 13,100 square metres can start. A gold certificate from the German Sustainable Building Council (DGNB) is being sought for the building. In September 2022, Prologis informed residents about the planned property project at an information event in the Stromberghalle in Illingen.

Growth strategy in Germany

Prologis also recently acquired a neighbouring existing building. The plan is to demolish it and construct a new sustainable property. It will consist of two units with a total of around 10,500 square metres. This brownfield development is in line with Prologis' sustainability strategy of revitalising old industrial sites and creating space for jobs and supplying the region - sustainably, without sealing additional land.

"The scarcity of land for logistics developments has become an increasing challenge in recent years," says Hans Seckler, Director, Capital Deployment at Prologis. "Customer demand for logistics space is particularly high in prime locations such as this one. These acquisitions therefore fit in well with our strategy of strategic growth in Germany. With the new properties in Illingen, we will provide our customers with state-of-the-art logistics space in an attractive location."

Ideal location

The Rhine-Neckar region is a promising location for Prologis. Illingen's location in the Stuttgart metropolitan region makes it attractive for companies from the logistics, production, retail and e-commerce sectors. The A10 and A35 motorways, the most important east-west connections to Stuttgart and Pforzheim, intersect very close to the Prologis site. The A8 motorway is 14 kilometres away and the A81 motorway is 20 kilometres away.

BNP Paribas Real Estate was exclusively commissioned to market the property on behalf of the seller and is also the sole letting agent for Prologis.
