Prologis plans brownfield development in Herne
Prologis is continuing its growth in the Ruhr region. The logistics property developer has acquired a plot of around 36,400 square metres in Herne and plans to develop a logistics property of around 21,000 square metres on the site.
"We are delighted to be able to meet our customers' demand for logistics properties in prime locations with the property in Herne," says Konstantin Braun, Capital Deployment Manager, Customer Led Developments at Prologis. "Thanks to the good transport connections and proximity to numerous conurbations, the site is suitable for companies from a wide range of sectors. We are confident that we will find a tenant for the future property in the coming months and plan to complete the project in the first quarter of 2025."

Sustainable project
The project in Herne is in line with Prologis' sustainability strategy. The property is a so-called brownfield site. The development makes the industrial wasteland usable again and thus creates space for jobs without sealing additional areas. The construction of the property is also based on the principles of the circular economy, which focuses on reusing resources in order to reduce waste, among other things. To this end, the building materials used will be analysed with regard to their future recyclability.
Prologis is also aiming for a gold certificate from the German Sustainable Building Council (DGNB). The logistics facility will also have a green roof, which will ensure a pleasant building climate and help future users to save energy for heating and air conditioning. A solar system will also be installed on the roof of the property. Prologis also offers sustainable solutions when it comes to mobility. For example, there will be an infrastructure for charging stations on the property - for electric vehicles ranging from employees' cars to all types of delivery vehicles and lorries. Prologis will coordinate the charging requirements with customers on an individual basis.
Herne has excellent prerequisites for various industries. The Prologis site is located on the A42 motorway with direct access to the A2, which stretches from the Netherlands to Eastern Europe. Dortmund Airport is only 35 kilometres away. In addition, the location in the Ruhr region offers good accessibility to end customers and thus enables short-distance logistics.
