Prologis lets logistics property in Neu Wulmstorf to TST
Prologis has let a new logistics property in Neu Wulmstorf near Hamburg to the logistics service provider TST. Construction work on the approximately 22,000 square metres of logistics, mezzanine and office space on a plot of around 35,400 square metres is in the final phase. Construction started in October 2022. Handover to TST is planned for August.

"Having started out as a speculative development, we have now been able to let the property before completion - thanks in part to logistics property consultant Logivest," says Björn Thiemann, Senior Vice President, Regional Head Northern Europe at Prologis. "Neu Wulmstorf's proximity to Hamburg and easy accessibility for employees make it an ideal location in the metropolitan region. We were able to score points with our customer with these aspects, among others."
TST is already a Prologis customer and uses a logistics property with around 27,000 square metres in Hamburg-Hausbruch. "We need the property in Neu Wulmstorf in order to optimally cover the growth of our existing customers in Hamburg," says Marcel Bicking, Managing Director of TST.
"The property is the last large space south of the Elbe. The availability of space in the Hamburg area has steadily decreased in recent years and new designations are only being made very hesitantly," says Marvin Hesse, Head of Industrial and Logistics at Logivest in Hamburg. "At Prologis Park Neu Wulmstorf, however, we were able to fulfil all of TST's requirements for a new location thanks to its proximity to the TST site in Heykenauweg, which is less than ten kilometres away."
High sustainability standards
The building has a photovoltaic system on the roof, which TST can use to generate electricity. It was also developed according to circular design, in which Prologis pays attention to the sustainable use of building materials and considers the entire life cycle of the property, including easy dismantling and reuse, right from the planning stage. Thanks to selected WELL Building features, such as the elaborately designed outdoor recreation and break areas for employees, it is characterised by a pleasant and healthy working atmosphere. Charging points are available at 10 per cent of the parking spaces for cars and 20 per cent of the parking spaces for bicycles.
With the completion of the property for TST, Prologis Park Neu Wulmstorf has grown to three properties with a total of around 77,000 square metres of building space. The logistics park offers optimal accessibility to the sales markets. It is located directly on the B73 motorway with access to the A7 to the east and the A1 to the south. In addition, the A26 motorway is currently being built to the north of Neu Wulmstorf. Hamburg Airport can be reached in around 55 minutes and the Hamburg-Waltershof container terminal is around 20 kilometres away
Logivest advised TST and Prologis on the conclusion of the contract.
