
Prologis develops climate-neutral city logistics property in Berlin
Prologis is developing a new climate-neutral property with around 8,500 square metres of high-quality logistics and office space, divisible into two units, on a former industrial wasteland in Wittestraße in Berlin's Tegel district. Prologis has already received the building permit for the planned property project - construction can start shortly. The Prologis team is currently holding initial talks with potential users.
The property is being developed in accordance with the BEG 40 guidelines for energy-efficient buildings. As a so-called "all-electric building", no fossil fuels will be used for the energy supply of Prologis Park DC4. The future user will be able to obtain electricity from a photovoltaic system on the roof. The building is heated by an air-heat pump. All car parks at the property will be equipped with e-charging stations. Two fast-charging stations for lorries are also planned. The green façade ensures that the property blends in well with its surroundings. Individual requirements of the future user can also be taken into account. Operation is possible around the clock, seven days a week.

"The new property is an important step in expanding our activities in the Berlin market," says Björn Thiemann, Senior Vice President, Regional Head Northern Europe at Prologis. "I am particularly pleased that the project is characterised by its sustainability in many respects. The climate-neutral property will have modern and sustainable facilities. The logistics centre will also enable us to reuse a brownfield site."
The project is what is known as a brownfield development. The site was previously occupied by an iron foundry, which the previous landowner had removed. Prologis acquired the vacant plot in 2021 together with other buildings in Berlin.

The property is characterised by its good location within Berlin. Thanks to its proximity to the 111 motorway, the future property will be ideally connected to the Berliner Ring. Future employees will benefit from the nearby Eichborndamm S-Bahn station, which is just one kilometre away.
