
Panattoni realises second project in Cologne
Panattoni, the leading project developer for industrial and logistics properties in Europe, has secured 62,000 m² of land for the development of a new Panattoni Park in the immediate vicinity of Cologne city centre. The property is being built to high sustainability standards on a historic site in the northern district of Niehl and has excellent transport links. Construction work is scheduled to begin in the third quarter of 2024, with completion planned for the third quarter of 2025.

Panattoni Park Cologne II will be built without pre-letting on a site of around 62,000 m² just 1 km away from the recently published Panattoni Campus Cologne, which is part of the integrated production and logistics quarter FUSION COLOGNE. The Panattoni Park Köln II site has a long industrial history and has been used by the Ford factories for prototype production since the 1950s. Once completed, the property will have around 35,000 m² of industrial and logistics space, including 2,600 m² of office and social space and 2,600 m² of mezzanine space. The park consists of two separate buildings with a total of six units, each with an area of between 5,000 m² and 6,000 m². These can be flexibly divided, making the property suitable for a wide range of commercial uses. The height of the two halls is 10 metres gross floor area. In addition, 120 car and 6 lorry parking spaces are planned on the outside areas.
The modern logistics and industrial property is being built in the immediate vicinity of Cologne city centre and has a direct connection to the A1 motorway, which in turn provides quick access to the A3, A57 and A59 motorways. The location also has excellent multimodal connections thanks to its proximity to Niehl harbour and Cologne-Bonn airport. There are also public transport stops in the immediate vicinity.

In project development, Panattoni is focussing on the aspect of sustainability and is aiming for at least DGNB Gold Standard certification. To this end, extensive sustainability measures are being implemented, including the installation of a photovoltaic system (PV) on the roof and the use of rainwater. Green roofs are also planned for the sprinkler centre and the smoking and bicycle shelters. Last but not least, the developer is creating leisure areas for employees and wildflower meadows.

The international property consultant CBRE brokered the property used by Ford-Werke to Panattoni in a structured bidding process and on Ford's exclusive behalf and will also be responsible for marketing the space.
Construction is scheduled to begin in the third quarter of 2024, with completion planned for the third quarter of 2025.
