Panattoni realises second project in Austria

Panattoni, the leading project developer for commercial property in Europe, is continuing its growth course in Austria and has announced the purchase of a plot of land for the development of Panattoni Park Ennshafen. The commercial park is being built in Enns in Upper Austria without pre-letting and has trimodal connections. The property will provide modern space for the growing economic region of Upper Austria and is focussed on a broad user group. Construction work is scheduled to begin in 2024, with completion scheduled for 2025.

Panattoni Park Ennshafen is being built on a plot of 65,000 m². The property is located in the economically strong region of Upper Austria between Linz and Vienna in the Ennshafen industrial estate. The site has excellent trimodal connections to the European economic centres thanks to its connection to inland shipping via the Rhine-Main-Danube waterway and to the rail network via a container terminal as well as the nearby B1 federal road and the A1 west motorway.

Christian Deleja-Hotko, Mayor of the City of Enns, welcomes the development of Panattoni Park on site: "The realisation of Panattoni Park is another milestone in the development of our trimodal Ennshafen industrial estate. Many companies already appreciate the advantages of this business location - the new business park now offers companies of all sizes from the region, but also from all over Austria, the opportunity to settle here and also takes climate targets into account with high sustainability standards. We are convinced that we have found the right partner for this development site in Panattoni and would like to thank them for their constructive cooperation."

Once completed, the new building will have a gross floor area of around 42,000 m², of which around 35,000 m² will be hall space, 3,000 m² office space and 3,000 m² mezzanine space. The height of the building is 10.50 m UKB. More than 100 car parking spaces are planned for the outdoor areas. The flexible utilisation concept with variably divisible rental units of 3,000 m² or more is ideal for small and medium-sized enterprises (SMEs) and industrial use. Thanks to its proximity to Linz (and to Voestalpine), the location is ideal for users from the metal and steel processing, food, automotive, chemical and transport sectors.

Panattoni is aiming for DGNB Gold Standard certification for the project development and is implementing extensive sustainability measures, including the installation of a photovoltaic system on the roof of the property and the greening of the outdoor areas. In addition, the use of district heating or a heat pump is planned for the energy supply. There are also plans to install bicycle shelters, e-charging points and a mobility concept with a cycle path and bus connections.

The real estate consultants CBRE and COORE have been commissioned to market the space. The purchase of the property was advised by the law firm CMS and Denkmair Hutterer Hüttner Waldl Rechtsanwälte GmbH. The Upper Austria Business Agency Upper Austria and Lauriacum Immobilen GmbH played a key role in supporting the relocation.

Panattoni Park Ennshafen is Panattoni's second project on the Austrian market. In spring 2023, the developer announced the realisation of Panattoni Park Graz Süd in the market town of Wagna, southern Styria.
