Panattoni fully leases City Dock Mannheim South to beegy GmbH

On 20 July 2023, the ground-breaking ceremony for the new business park planned by Panattoni took place in the presence of Ralf Eisenhauer, the mayor responsible for construction and urban development, the Mannheim Economic Development Agency, Verena Amann and Ralf Klöpfer, members of the Executive Board of MVV Energie AG, and the managing directors of beegy GmbH and Panattoni. The letting approach of the innovative business park has thus changed from a multi-tenant to a so-called single-tenant solution.

Beegy GmbH is a subsidiary of MVV Energie AG, one of Germany's leading energy companies, and offers decentralised energy management solutions for private households that take account of the energy transition. Its services include the installation of photovoltaic systems and heating components, combined with digital services. By renting all eight units in City Dock Mannheim South, the company will become the sole user and secure a total usable area of around 10,700 m², of which 5,930 m² is warehouse space, 2,320 m² is office space and 2,400 m² is flex space. The clear height in the business park is around 8.00 m UKB. The new site will serve beegy as a solar and heating campus with a logistics and training centre.

The City Dock Mannheim South is being built in the Neckarau industrial estate on a brownfield site with an area of around 15,200 m². The old factory building dates back to around 1900 and was originally used for the production of dolls. Most recently, a go-kart track was operated here, which has already been demolished by Panattoni. The property is located in the heart of the Rhine-Neckar metropolitan region and has excellent connections via the A6 motorway. There are also connections to public transport and Mannheim city centre is only approx. 3 km away. Due to the energy-efficient and sustainable construction method, the developer is aiming for certification according to the DGNB gold standard in the course of construction.

MVV Sales Director Ralf Klöpfer adds: "The new location will support us here in the region in driving forward the energy turnaround in the solar and heating sector with our own tradespeople, whom we will also train and develop ourselves at this campus. We will also be able to serve our heating cooperation partners from the logistics centre. This means we are optimally prepared for the sharp rise in demand for decentralised energy solutions."

Ralf Eisenhauer, the mayor responsible for construction and urban development, who attended the symbolic ground-breaking ceremony on behalf of the city of Mannheim, praised the establishment: "Mannheim is economically successful and attractive due to its location in the centre of the Rhine-Neckar metropolitan region, and the demand for commercial space remains high. The fact that Panattoni is developing the new business park by converting a derelict industrial site supports the sustainability goals of the city of Mannheim. We want to continue to be successful in the future without sealing additional areas."

By securing the location and expanding beegy, another important step has been taken towards transforming the business location in the area of green industry," emphasised Michael Grötsch, Mayor for Economic Affairs, Labour, Social Affairs and Culture of the City of Mannheim.

With the City Docks, Panattoni is realising innovative business parks in urban locations with outstanding infrastructure, which are particularly suitable for a broad target group consisting of small and medium-sized enterprises (SMEs), manufacturing, trade, commerce and start-ups. City Dock Mannheim South is one of 12 City Dock projects that Panattoni has been realising throughout Germany since 2019. In addition to the City Docks in Berlin Spandau, Falkensee and Alt-Hohenschönhausen, Essen and Hilden in North Rhine-Westphalia, further projects are being realised in Kirchheim near Munich, Hamburg Norderstedt, Hanover, Sindelfingen and Leonberg in Baden-Württemberg, among others.

Engel & Völkers Commercial Rhein-Neckar is responsible for brokering the space. Panattoni plans to complete City Dock Mannheim South in the second quarter of 2024.
