
Panattoni creates space for Magdeburg companies
Free commercial property is in short supply in Magdeburg. Project developer Panattoni will soon remedy this situation. From January 2024, the modern and sustainable Panattoni Park Magdeburg West II will be built on around 77,000 m² in a prime location just outside the city in Hermsdorf (Hohe Börde).
"We like to be proactive and try to identify a need for commercial property before it becomes an acute problem for the region," says Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria. "We are working closely with the municipality of Hohe Börde and the district to optimally adapt our Panattoni Park to regional needs."

The property is particularly suitable for companies from the production, e-commerce, automotive and classic logistics sectors. The park is conveniently located. The Irxleben junction on the A2 motorway is only 2.7 km away and can be reached without traffic lights. The A2/A14 motorway junction is 7 km away and the new Intel plant is 20 km away.
The property measures around 77,000 m². Approx. 29,000 m² are planned as hall space, 1,300 m² as office space and 2,000 m² as mezzanine space. The planned hall can be divided into three units of 8,700 m² or more. Depending on requirements, a further 10,000 m² can be used for lorry parking spaces, outdoor storage areas or a further unit with up to 6,500 m² of hall space.
"The village of Hermsdorf and the municipality of Hohe Börde made provisions at an early stage to provide commercial space for future industrial settlements," emphasises Hermsdorf's mayor Dieter Dähnhardt. Municipal mayor Steffi Trittel adds: "This is now paying off. We hope that the Panattoni Park will create new jobs for as many people from the region as possible."

Panattoni drew up the development plan in close consultation with us in order to meet the special requirements of the region," adds Danny Schonscheck, the Börde district's representative for strategic business development.
Extensive preliminary archaeological investigations as well as earthworks and drainage work were necessary for the development of the site. A large number of sustainability measures are aimed at achieving DGNB Gold Standard certification. In addition to a photovoltaic system, fossil-free heating of the entire building is planned using an air-to-water heat pump. A smart metering system ensures an efficient balance between energy generation and consumption. To protect the environment and surroundings, water hazard class III foils will be used throughout the entire hall area, A1 fire protection insulation will be used and special sound insulation measures will be taken. The company's own electric charging stations allow electric cars to be charged sustainably on site. Well-being areas and a wildflower meadow ensure the well-being of future employees. Particularly spacious green areas are planned for Panattoni Park Magdeburg West II.
