
Panattoni celebrates ground-breaking ceremony for first City Dock in the Hanover metropolitan region
Panattoni, the leading project developer for industrial and logistics properties in Europe, celebrated the ground-breaking ceremony for City Dock Hannover Ost, Lower Saxony, on 13 June 2023. The ceremony was attended by the Mayor of the state capital of Hanover, Monica Plate, the Head of Economic Affairs of the state capital of Hanover, Christian Peters, and representatives of Goldbeck and Panattoni.

The new building is the first business park in the Hanover metropolitan region to be built according to the "City Dock" concept. Small and medium-sized enterprises (SMEs), manufacturing companies and logistics service providers in particular are set to benefit from the newly provided space. The park is being built without pre-letting and can be used as required, while future tenants will also benefit from the fact that the space can be expanded at any time. The business park is located in the Misburg-Anderten district and has excellent connections to public transport and the nearby A2, A7 and A37 motorways as well as the B6, B3 and B65 trunk roads. Hanover city centre can be reached within 20 minutes.
The 47,000 m² brownfield site lay derelict for three decades after being used as a chemical site by Kertess Chemie. The revitalisation, which is being carried out in partnership with the companies Hagedorn and Goldbeck, has now returned the site to commercial use. Extensive measures were required to repair environmental damage and remove contaminated sites.
Around 24,000 m² of commercial space is now being created, of which around 16,000 m² is warehouse space, 4,000 m² is flex space and 4,000 m² is office/mezzanine space. After completion, future tenants will have access to five buildings with a height of 8.00 m LCA, which are divided into 13 commercial units that can be rented independently or together and used flexibly. These have a size of approx. 1,540 m² to approx. 24,000 m² and an office share of approx. 10 to 15 per cent. Around 235 car parking spaces and 158 bicycle parking spaces will be created in the outdoor area.
Panattoni is focussing on sustainability in the construction of the City Dock. To this end, the developer is aiming for DGNB Gold certification and is implementing a range of sustainability measures, including pre-fitting the roof for a photovoltaic system (PV), fossil-free heating of the property with an air heat pump and a sustainable outdoor greening concept. E-charging stations for cars and bicycles are also planned.
"The former chemical site was environmentally contaminated and had extensive underground contamination. We therefore very much welcome the extensive remediation and revitalisation measures. This means that the site can finally be used for commercial purposes again," explains Christian Peters, Head of Economic Affairs at the City of Hanover.

This will create sought-after new commercial space in an urban location without further soil sealing. Future users will benefit from excellent connections as well as high economic power and quality of life. The development is one of a total of twelve City Dock projects that Panattoni has been realising across Germany since 2019. In addition to the City Docks in Berlin Spandau, Falkensee and Alt-Hohenschönhausen, other projects are being realised in Hilden and Essen in North Rhine-Westphalia, Kirchheim near Munich, Hamburg Norderstedt and Sindelfingen and Leonberg, both in Baden-Württemberg.
