Panattoni Campus Hannover Centre: Panattoni realises flagship project in the state capital

  • Modern and third-use business park with almost 100,000 m² of total usable space

Panattoni, the leading project developer for industrial and logistics properties in Europe, is realising a lighthouse project in the capital of Lower Saxony with the Panattoni Campus Hannover Zentrum. The modern business park, which is suitable for third party use, comprises a new building for the existing tenant Nexans Deutschland GmbH, a business park based on the City Dock concept and a Panattoni Park. Panattoni thus combines large hall structures with small-scale business parks and creates a modern campus solution with flexibly customisable spaces for regional and international users. The total usable space comprises 100,000 m² and a total of 981 car parking spaces in the outdoor areas. Future tenants will benefit from the outstanding location, infrastructure and connections just 14 minutes by car from Hanover Airport and 15 minutes by car from the main railway station. The inner-city motorway access to the A2 can be reached in just 4 minutes.

The Panattoni Campus Hannover Centre is one of the largest inner-city brownfield projects in northern Germany. The project developer is revitalising a 167,678 m² industrial site with over 130 years of industrial history and the resulting diverse soil contamination. Both the existing user and anchor tenant Nexans Deutschland, an international cable manufacturer based in Paris, France, and predecessor companies produced cables on this site over a period of around 100 years. The site was acquired in March 2022 following the closure of the plant. Panattoni had all of the existing buildings demolished by Hagedorn, a company with a long-standing and trusted partnership. A large proportion of the mineral demolition material will be used for the hall substructure and for frost protection.

The developer is constructing a new BTS building for Nexans with a usable area of 9,200 m². Of this, approx. 6,500 m² is hall space and 2,800 m² is office space. There will also be 2,500 m² of outdoor storage space.

The campus also includes a Panattoni Park, which will provide future users from the automotive, warehousing, production and e-commerce sectors with approx. 72,800 m² of industrial space, divided into three buildings. Of this, around 60,000 m² is hall space, around 4,000 m² is office space and 6,800 m² is mezzanine space. The building height is 12.20 m UKB.

The commercial and business park based on the City Dock concept comprises a total area of approx. 22,000 m², of which around 13,400 m² is hall space, 4,400 m² is office space and 4,400 m² is flex space. The building height is approx. 8 m UKB. With the City Docks, Panattoni is presenting a solution for the development of commercial space in urban locations that is aimed at a wide range of users with different business models. In particular, small and medium-sized enterprises (SMEs), manufacturing companies, tradespeople, retailers and start-ups benefit from the demand-orientated usability of the space as well as excellent connections and infrastructure. Due to the individual utilisation options of the flex spaces, which can be expanded or combined in a modular fashion in terms of size and layout, tenants are able to help design the spaces themselves

In realising the business park, Panattoni is focusing on the aspect of sustainability. To this end, the project is being built in accordance with DGNB Gold certification and the high sustainability standards as part of the Panattoni Green Building concept. This includes a multi-layered package of measures for the sustainable development of the interior and exterior areas, including the use of district heating, the installation of photovoltaic systems (PV) for a low-emission energy supply, roof light strips, a rainwater cistern and irrigation on the outdoor areas as well as e-charging points for cars and bicycles. CO2-saving façade elements made from recycled concrete are also planned. The social aspect is also taken into account by creating a well-being area with a barbecue area, table tennis table, boules and chess court, and much more.

"The development of the campus solution in Hanover city centre is a special project that fills us with pride. On the Nexans site, we are creating new and sustainable spaces that do justice to its special industrial history. The campus solution, which involves an investment volume in the mid three-digit million euro range, will be completed in two construction phases. The earthworks and drainage work for the first construction phase will start in May 2023, with the first construction phase scheduled for completion in the first quarter of 2024. The demolition work was carried out by Hagedorn between July 2022 and March 2023. During the demolition, around 5 tonnes of ordnance and equipment from the Second World War in the form of grenades and two five-tonne bombs have been found so far.

BNP Paribas Real Estate oversaw the purchase of the land and is also responsible for marketing the sites.
