
Panattoni Campus Berlin Centre: Panattoni welcomes three new tenants
Panattoni, the leading project developer for industrial and logistics properties in Europe, is letting four additional units in the City Dock of its Panattoni Campus Berlin Zentrum to three new tenants: SKS Sondermaschinen- und Fördertechnikvertriebs-GmbH, ProBioGen AG and CNCTeile24 GmbH. Completion of the innovative multi-tenant campus solution is planned for August 2023, with eight free units still available to potential tenants in the Business Park area.

With the innovative Panattoni Campus Berlin Centre, the developer is implementing a campus solution for the first time that combines the two asset classes of business and logistics park. It has a total usable area of around 36,000 m², of which around 18,000 m² each is accounted for by the Panattoni Park section and the City Dock. Following the letting of the first two units in City Dock in spring 2023, three more tenants are now moving in: SKS Sondermaschinen- und Fördertechnikvertriebs-GmbH, a mechanical engineering and industrial services company specialising in the food and process industries, is moving into a unit with an area of approx. 1,562 m². CNCTeile24 GmbH, a B2B platform for precision parts for metalworking processes, is also moving into a unit with an area of approx. 1,198 m². ProBioGen AG, a developer and manufacturer of biopharmaceutical active ingredients and vaccines, is renting two units with a total area of approx. 2,325 m². This means that a total of six out of 14 units in the business park in the Panattoni Campus Berlin Centre have now been let to tenants. Potential tenants still have eight units with a total area of approx. 10,662 m² at their disposal, of which approx. 6,745 m² is hall space, 1,965 m² is flex space and 2,000 m² is office space, whereby the units can also be combined if required.
Two new tenants at City Dock comment on the lease as follows:

"ProBioGen is a globally active biotech company. We develop and produce biopharmaceutical active ingredients and products. We have been pursuing a successful growth strategy for years: as new production capacities come on stream, the need for logistics space that meets our complex requirements also increases. We are therefore all the more pleased to have found such space in the Panattoni Campus Berlin," says Andrea Hauptmann, Chief Financial Officer at ProBioGen AG.
The first two units in City Dock were leased in May 2023 to Hauptstadt Möblerei, which imports, refurbishes and sells used furniture, and Hildebrandt Veranstaltungstechnik, a full-service event technology production company. In the Panattoni Park section, the wholesale company Midgard Naturkost & Reformwaren GmbH was the first tenant to move into its rented space in the first quarter of 2023. With ecotrade GmbH, an owner-managed retail company that sells numerous retail and own brands via online channels, Panattoni Park was finally fully let in April 2023.
With this innovative project, Panattoni is densifying a site in a heavily commercial and industrial area and creating modern space close to the city centre. Thanks to the multifunctional concept, the campus solution is ideally suited for the settlement of a broad range of users, consisting of small and medium-sized enterprises (SMEs), manufacturing companies and logistics service providers. In terms of sustainability, the buildings will be equipped with a photovoltaic system and the aim is to achieve DGNB Gold Standard certification. The tenants will be able to use mainly renewable energies. The campus will also be supplied with local district heating. Last but not least, the site has excellent connections to the A10 motorway and the national motorway network. There are also connections to local public transport via a bus and tram stop, which are just a few minutes' walk away. For private transport, the campus also offers a total of 278 parking spaces, 164 of which are in a multi-storey car park, which can also be rented by external users.
The Panattoni Campus Berlin Centre was built without pre-letting on a site with a total area of approx. 57,000 m² in the Berlin district of Lichtenberg. The former Treuhand property served as a warehouse for the GDR's chemical foreign trade and is located just a 20-minute drive from the eastern city centre.

Following the completion of the demolition work in the fourth quarter of 2021, the Panattoni Park section was completed in March 2023 and the City Dock is scheduled to be ready for occupancy in August 2023.
