P3 Logistic Parks completes acquisition of three high-quality logistics properties

Frankfurt am Main | 26 September 2023 - P3 Logistic Parks, a leading developer and long-term owner of logistics real estate in Europe, has successfully acquired three new and fully let German logistics properties in strategically favourable locations in the cities of Magdeburg, Leipzig and Hanover. With a gross lettable area of around 201,000 square metres, they offer diverse opportunities for a wide range of logistics activities. The properties were built in the last two years and meet the latest sustainability standards.

Sönke Kewitz, Managing Director of P3 Logistic Parks in Germany: "We are delighted to announce this important acquisition in the German logistics market. The state-of-the-art and sustainable properties complement our portfolio perfectly and enable us to strengthen our presence in highly sought-after markets and continue our growth in Germany."

Magdeburg: Excellent location on the A2 motorway

The first property is located in the municipality of Barleben near Magdeburg, Saxony-Anhalt. Magdeburg, a traditional industrial centre, is currently experiencing impressive growth in the areas of e-commerce, retail and third-party logistics. The facility has a lettable area of 59,200 square metres and is fully let to two tenants. An outstanding feature of this property is its direct access to the A2 motorway. It is also aiming for DGNB Gold certification and has a high-performance photovoltaic system with a capacity of around 6.23 MWp.

Sustainable logistics in Leipzig

The second property is located in Leipzig, which plays an important role in the logistics sector and is experiencing continuous growth, particularly in the areas of e-commerce, big data, infrastructure and energy. The property benefits from its proximity to Leipzig/Halle Airport, the second largest cargo airport in Germany, and excellent access to the A14 motorway. It also has a total lettable area of over 112,000 square metres and is also fully let to three tenants. The property has been awarded a DGNB Gold certificate and has a photovoltaic system with an output of around 11 MWp, e-charging points for cars and e-bikes, energy-saving LED lighting and water-saving fittings.

Strategic location in Hanover

The third property in Hanover is strategically located in the Hanover/Braunschweig logistics region. Hanover is an important transport hub for north-south and west-east connections. First-class infrastructural connections are provided by the proximity to the A2 motorway and the airport as well as the Brinker Hafen harbour, which is only 700 metres away. The property is located in a specially selected industrial estate, which functions as a last-mile location and is frequented by numerous medium-sized logistics and production companies. The property offers a rental area of around 30,200 square metres, which has already been let to one tenant. The property has also been awarded the DGNB Gold certificate and features e-charging stations for cars and e-bikes, energy-efficient LED lighting and water-saving fittings.

The excellent locations of our new properties will enable us to meet the growing demand for modern logistics space. We are convinced that this investment will help to further increase the growth momentum in these markets. We will continue to promote sustainability and innovation in the logistics sector and support these regions on their path to a successful future."

The transaction was accompanied by CBRE Germany and supported by a renowned team of advisors, including TA Europe, Drees und Sommer and IBW Freudenberg for technical expertise and Delta Simons for environmental aspects. P3 was legally represented by White & Case, the seller side by WALCH RITTBERG NAGEL.
