MLP Group develops in Austria for the first time

With the construction of the MLP Business Park Vienna, the MLP Group is realising its first project in Austria. The innovative city logistics property with a total usable area of 53,600 m² is being built on a brownfield site in the immediate vicinity of Vienna's city centre. Thanks to the flexible divisibility of the space, the sustainably constructed park is suitable for a wide range of users from the city logistics, e-commerce and light industrial sectors.

The MLP Group, a developer, owner and manager of high-quality commercial, industrial and logistics parks specialising in brownfield sites, is expanding into the Austrian market. Now that the necessary planning permission has been granted, the developer is starting construction of its first business park in Austria. The new MLP Business Park is being built in the capital city of Vienna and will have a total usable area of around 53,600 m² spread over four buildings once completed. The hall height is 10.5 metres below ground level (lower edge of truss). The outdoor areas will provide space for around 278 car parking spaces. With flexibly divisible units from 3,100 m², the modern business park is ideal for potential users with a focus on city logistics, e-commerce and light industrial, including companies specialising in car sales, assembly and servicing.

With the development of the MLP Business Park Vienna, the MLP Group is responding to the continuing high demand for commercial and logistics space in urban locations. The future property is being built on a brownfield site of around 98,300 m² in the north-east of Vienna and has an excellent macro-location just 13 km from the city centre. The property also has optimal access to the S2/A23 motorway and public transport. Vienna-Schwechat Airport is around 23 km away.

The entire new building is being constructed using state-of-the-art technology and in line with the MLP sustainability strategy. In addition to replacement planting, a green roof over the office space, the installation of a photovoltaic system for sustainable and ecological management and e-charging columns, the MLP Group is also planning a recreation zone with a pond, green walls for a green cityscape as well as shrubs, nesting boxes and piles to create an ecological balance and promote species protection. The developer is also aiming for DGNB Gold certification.

The developer plans to complete and hand over the MLP Business Park Vienna in the fourth quarter of 2024. The estate agents OTTO Immobilien GMBH and CBRE Austria are responsible for marketing the new property.
