The MLP Group announces the conclusion of early public participation in the urban land-use planning for the new Business Park Schalke. On 28 July, the developer also held a family and neighbourhood party to provide information about the planned project on the former Thyssen-Draht site. The next step is to draw up an implementation agreement.

The MLP Group, a developer, owner and manager of high-quality commercial, industrial and logistics parks specialising in brownfield sites, announces that the Business Park Schalke project is progressing as planned: After the project was first presented to the public in November 2021, the procedure for the project-related development plan was initiated in October 2022. Early public participation in the land-use planning for the new Business Park Schalke began at the start of May 2023. As part of this process, the citizens of Gelsenkirchen had the opportunity to view the planning documents on the City of Gelsenkirchen's website and at Buer Town Hall until the end of June 2023 and to actively contribute to the planning process by submitting suggestions and comments to the city. Following the evaluation of the feedback by the city and the MLP Group in July 2023, the developer announced that the project planning can proceed as intended.
The feedback received during the family and neighbourhood festival organised by the MLP Group on 28 July was also positive. The developer presented itself and the planned MLP Business Park Schalke to local residents and representatives from politics and administration. Among the visitors were former employees who were interested in the future of their former site and welcomed the revitalisation of the area.
Creating the future on a site steeped in tradition
With the MLP Business Park Schalke, the developer is realising a modern and sustainable multi-user business park in the heart of the Ruhr region. Flexibly divisible units and small-scale spaces from 495 m² will meet the needs of a broad mix of users. The space will be let primarily to companies for the production, processing, storage and distribution of various commercial, industrial and consumer goods. The focus is on small and medium-sized enterprises (SMEs). In the east, units are also planned that are particularly tailored to the requirements of local service and craft businesses.
The business park is being built on the approximately 120,000 m² site of the former Thyssen wireworks on Kurt-Schumacher-Strasse and therefore has an excellent location and transport links via the A42 and A44 motorways. The park's buildings are being constructed by the MLP Group in accordance with its own sustainability strategy. In addition to the efficient utilisation of resources, the innovative concept includes the installation of photovoltaic systems for an energy self-sufficient power supply and green spaces on the remaining roof areas. A corresponding infrastructure for e-mobility and (cargo) bicycles is intended to limit air emissions. To create a healthy and attractive workplace for future employees, a fitness park with sports facilities is also planned. Certification in accordance with the DGNB Gold Standard (German Sustainable Building Council) is being sought for all buildings.
"We are delighted with the successful conclusion of the early participation phase. The family and neighbourhood party was also a complete success. We exchanged ideas with local residents and interested parties. The economic impetus that we are achieving with the revitalisation of the site has been welcomed across the board. In line with our letting concept, the focus of Business Park Schalke is on trade and commerce. In the next step, we are now working on the implementation contract," comments Martin Birkert, Country Manager Germany at the MLP Group, on the progress of the project.
