
MLP Business Park Schalke: City of Gelsenkirchen announces decision to approve the development plan
MLP Business Park Schalke is being built in the heart of the Ruhr region. On 30 August 2024, the city of Gelsenkirchen announced the decision to approve the project-related development plan for the new business park. The project on the former Thyssen-Draht site is thus continuing to progress according to plan.

The MLP Group, a developer, owner and manager of high-quality commercial, industrial and logistics parks specialising in brownfield sites, announces the publication of the decision to approve the project-related development plan for Business Park Schalke. This was adopted unanimously by the city council on 4 July 2024 together with the resolution on the implementation agreement. With an innovative, sustainable concept for the realisation of a multi-user business park, the developer and the city of Gelsenkirchen want to jointly create a new future for a traditional site in the Schalke-Nord district.
Orientation towards the needs of a broad user mix
With the project-related development plan, the MLP Group aims to make the largely derelict site of the old Thyssen wireworks usable again by attracting a balanced mix of industries. The property will primarily be let to companies for the production, processing, storage and distribution of various commercial goods as well as industrial and consumer goods. Small and medium-sized enterprises (SMEs) in particular will be favoured. In the east of the business park, space will also be made available for local service and craft businesses.
The revitalisation of the industrial wasteland, which has excellent connections to the A42 motorway, reduces the use of outdoor areas in accordance with state and regional planning objectives and thus takes account of nature and landscape conservation as well as climate targets. The MLP Group is building the new halls in line with its sustainability strategy, which pursues both ecological aspects such as the efficient utilisation of resources and sociological aspects such as the creation of a healthy, attractive workplace and environment. The development also supports the objectives of the Integrated Development Concept (IEK) Schalke-Nord.
The MLP Business Park Schalke is being built on the approximately 120,000 m² site of the former Thyssen wire works on Kurt-Schumacher-Strasse. A total of over 60,000 m² of rental space is being created, spread over five buildings. Flexibly divisible units are available from a size of 495 m². The concept includes attractively designed office and social spaces as well as green outdoor areas as open recreation and meeting zones for employees. Two-storey office and administration buildings also offer flexible utilisation options.

With the public announcement of the project-related development plan and the signing of the implementation agreement, the project is progressing according to plan. This means that the MLP Group can now enter the next phase of project realisation and start building the Business Park Schalke once planning permission has been obtained.
